Overview
SM City Iloilo, also known locally as SM Mandurriao, is a large shopping and mixed-use complex in Mandurriao, Iloilo City, Philippines. Owned and operated by SM Prime Holdings, it is the eighth SM Supermall developed by the company and has been a major commercial destination in Iloilo and the wider Western Visayas region since opening on June 11, 1999. The complex stands along Senator Benigno S. Aquino Jr. Avenue, commonly known as Diversion Road, a strategically important corridor connecting commercial and residential areas of Iloilo City. The mall was developed during the period of the Asian Financial Crisis and was designed by Palafox Associates, with D.A. Abcede & Associates serving as consultants and Young Builders Corporation acting as contractor. Its original architectural concept followed a design approach also used for SM City Fairview and SM City Bacoor, although the Iloilo project was somewhat smaller when first built. The opening gave Iloilo a large-scale modern retail center anchored by The SM Store, SM Supermarket, SM Cinemas, food-service facilities, and a broad range of specialty tenants. Since its opening, it has generally been regarded as the largest mall in Iloilo and one of the most important retail properties in Western Visayas. The four-level main complex includes lower ground, upper ground, second, and third levels. The property has a reported land area of approximately 183,281 square meters and a gross floor area of about 144,000 square meters. Its facilities include a department store, supermarket, appliance center, cinemas, food court, food hall, restaurants, specialty retail, and the SM Cyberzone technology area. The mall also functions as a venue for seasonal promotions, community activities, entertainment releases, and regional shopping occasions. SM City Iloilo has expanded through several major development phases. A food-oriented South Point annex opened in 2009. In 2015, North Point added more than 165 local and international shops and restaurants, together with a larger Cyberzone and one of the early SM Food Hall locations in the Philippines. A much larger South Point expansion opened in November 2016 on part of the former parking area, adding more food and leisure tenants, a connecting bridge, and a landscaped fountain court. The adjacent SM Strata development subsequently extended the property into office, parking, and transport infrastructure, with BPO occupants including Telus International Philippines, Teletech, EXL, and Carelon Global Solutions. Park Inn by Radisson Iloilo and the Style Residences condominium development further reinforced the site as a mixed-use destination rather than a standalone mall. The entertainment component has also been modernized. Several original cinemas were closed for renovation in 2022 and reopened in stages during 2023, including upgraded regular auditoriums, two Director's Club cinemas, and an IMAX with Laser theater that opened in November 2023. The IMAX facility was identified as the first IMAX with Laser theater owned and operated by SM Cinema. Areas formerly occupied by additional cinemas were converted into tenant and leisure spaces. The main building was undergoing another renovation during the 2020s. Further development has been planned beside North Point, including a ten-storey North Block with retail space, multilevel parking, and a National University campus. Taken together, the mall's retail, dining, cinema, office, hotel, condominium, and parking components illustrate SM Prime's strategy of building integrated commercial districts around major Philippine urban centers.
History
SM City Iloilo was developed by SM Prime Holdings as the company's eighth SM Supermall. The project was built in Mandurriao, Iloilo City, along Diversion Road, during the Asian Financial Crisis. Palafox Associates designed the mall, D.A. Abcede & Associates served as consultants, and Young Builders Corporation was the contractor. The design shared characteristics with SM City Fairview and SM City Bacoor, two other malls developed during the same period. The mall opened to the public on June 11, 1999. Its initial format centered on a large department store, supermarket, cinema complex, food facilities, appliance retail, and specialty shops. Its scale and location made it a major new commercial anchor for Iloilo and the broader Western Visayas market. The complex eventually reached approximately 183,281 square meters of land area and 144,000 square meters of gross floor area across a four-level main building. Expansion began with the 2009 South Point annex, a smaller food-oriented building adjacent to the main mall. In 2015, North Point opened on the northern side, adding more than 165 shops and restaurants, a larger Cyberzone, and an SM Food Hall. The development was connected to the original building so that customers could move through the complex as one retail destination. On November 11, 2016, a substantially larger South Point expansion opened on land previously used for parking. It added further dining capacity, a bridge to the main mall, and a small park with a fountain court. The site later developed into a broader mixed-use district. SM Strata, a BPO office and parking complex, opened its first six parking floors in November 2017. The building was planned with transportation functions, customer parking, and upper floors for business-process-outsourcing tenants. The complex hosted contact-center and business-services companies including Telus International Philippines, Teletech, EXL, and Carelon Global Solutions. A second tower was completed in the mid-2020s. The surrounding development also includes Park Inn by Radisson Iloilo, described as the first Park Inn hotel in the Visayas, and Style Residences, SMDC's first Iloilo condominium project, whose buildings were turned over to residents from the fourth quarter of 2023. The mall's entertainment facilities were updated in a staged cinema redevelopment. Cinemas 1 to 4 closed in 2022 and three renovated regular auditoriums reopened on February 28, 2023. Two Director's Club cinemas followed on April 22. On November 15, 2023, an IMAX with Laser auditorium opened on the site of a former cinema. It was identified as the first IMAX with Laser theater owned and operated by SM Cinema and used an IMAX with Laser XT projector. Former additional cinemas were converted into commercial and leisure tenant spaces. During the 2020s, the main building entered another renovation program scheduled for completion in 2026. A planned North Block beside North Point is intended to add retail space, multilevel parking, and a National University campus. The development reflects the property's continuing evolution from a conventional regional mall into an integrated retail, entertainment, office, hospitality, residential, and education-oriented destination.
