Overview

SM City Fairview is a large shopping mall in Barangay Greater Lagro, Quezon City, Metro Manila, Philippines. It is owned and operated by SM Prime Holdings and forms part of the SM Supermalls network. The property is named after the surrounding Fairview area and is the third SM mall established in Quezon City, following SM North EDSA and SM City Sta. Mesa. The project was conceived during the period when SM developed several malls using a broadly related architectural template. SM City Fairview, SM City Bacoor, and SM City Iloilo were designed by Palafox and Associates and share notable similarities in their exterior and interior planning. Groundbreaking took place in 1995, and the mall opened on October 25, 1997, during the Asian financial crisis. Its original form was a rectangular mall building, later expanded through a series of annexes and redevelopment projects. The complex now consists of four principal buildings and four levels, occupying a site of approximately 20.2 hectares. Its reported gross floor area is about 280,000 square metres. The tenant mix combines everyday retail, supermarkets, food and beverage, entertainment, technology, health and wellness, services, and office-related uses. Major facilities have included The SM Store, SM Supermarket, SM Hypermarket, SM Foodcourt, Cyberzone, cinemas, bowling, billiards, archery, amusement areas, and a broad selection of local and international brands. The property also includes event spaces, restaurants, and health-oriented retail and service areas. Expansion has occurred in stages. Annex 1 opened in 2004, adding retail and restaurant space as well as an SM Hypermarket. Annex 2 followed in 2009 with additional shops, dining, a major atrium, event uses, and health and wellness facilities. The Parkway, also known as Annex 3, opened in 2019 and linked the rear buildings while adding retail space, parking, office or business-process-outsourcing towers, and a rooftop garden. The Fairview campus of National University occupies part of the associated Fairview Towers development. Entertainment facilities have also changed over time. The mall's cinema complex was renovated in phases, with a large-format theater, digital cinemas, and Director's Club cinemas with Dolby Atmos sound introduced as part of the later configuration. The former SM Storyland amusement center closed in 2014, after which the area was redeveloped for Cyberzone expansion. Some cinema areas were subsequently repurposed or planned for other uses, including retail and connectivity improvements. Sustainability and transport integration have become more prominent in the mall's later development. On July 24, 2025, SM City Fairview launched a solar installation spanning the main and annex buildings. The system was reported to contain 6,882 panels with a capacity of 3.785 megawatt-peak, described as the largest solar-panel system in the SM Supermalls portfolio at that time. Since September 2025, redevelopment and expansion planning has aimed to integrate offices, hotels, and improved transport connections, including an intermodal terminal. The projected total gross floor area for the expanded project is approximately 854,477 square metres, with completion targeted for 2028. These plans position SM City Fairview not only as a conventional shopping center but also as a larger mixed-use and transport-oriented urban node for northern Quezon City.

History

SM City Fairview was developed by SM during a period of rapid mall expansion and opened on October 25, 1997. The project broke ground in 1995 and was one of three malls developed with a related design approach by Palafox and Associates. The other members of this group were SM City Bacoor and SM City Iloilo. The approach gave the properties similar architectural characteristics while allowing SM to establish shopping centers in distinct metropolitan and regional markets. The original mall was a rectangular building serving the Fairview area of Quezon City. Its initial offer centered on department-store retail, supermarket shopping, restaurants, cinemas, and recreational facilities. As the surrounding community grew, the property expanded beyond its original footprint. Annex 1 opened on May 24, 2004, adding a two-level retail and restaurant building, an SM Hypermarket, the Palm Strip, and additional services. Annex 2 opened on January 15, 2009. Its three-level structure introduced further retail space, a large semicircular atrium for events and launches, Ace Builders Center, and a Health and Wellness Zone. The main building's facilities evolved alongside the annexes. The mall introduced its second Health and Wellness Zone on July 16, 2010, after the Cyberzone development. The cinema complex was renovated during the 2010s and again in later phases. The reconfigured cinema area eventually included a large-format theater, digital screens, and two Director's Club auditoriums equipped with Dolby Atmos. The former SM Storyland amusement center closed in April 2014, and its former area was redeveloped for additional Cyberzone space. The most substantial later addition was Annex 3, known as the Parkway. The Parkway opened on April 27, 2019, connecting three rear buildings through a long internal corridor. It added retail and tenant space, a two-level parking structure, five BPO towers, and a rooftop garden. The development also supported new access arrangements for the SM Supermarket and SM Hypermarket. One of the Fairview Towers became the Fairview campus of National University. A BPO tower on the Belfast side began operating in 2019, while three additional towers were completed in 2021, 2022, and 2023. The mall experienced a minor fire at a Mang Inasal branch on December 24, 2019. The incident began in the branch kitchen, prompted a temporary mall closure, and led to an investigation by mall officials. Operations resumed later that day, although some stalls remained closed and the affected branch did not reopen. In September 2022, a separate safety incident occurred when a man survived a fall after attempting to jump from the third floor. By 2025, SM City Fairview was being developed as a more integrated mixed-use destination. A 6,882-panel solar installation with reported capacity of 3.785 MWp was launched on July 24, 2025. Redevelopment work reported from September 2025 includes plans for offices, hotels, improved transport connections, and an intermodal terminal. The proposed expansion would increase the project's total projected gross floor area to approximately 854,477 square metres by 2028.
