Overview

The Ascott Limited, commonly known as Ascott, is a Singaporean lodging and real-estate company focused on serviced residences, hotels, co-living accommodation and corporate housing. It operates as the lodging arm of CapitaLand Investment and forms part of the wider CapitaLand group. Its portfolio combines properties operated under Ascott's own brands with assets managed through partnerships, acquisitions and hotel-management platforms. The business began in 1984 when Scotts Holdings opened The Ascott Singapore on Scotts Road. The name combined a reference to the Singapore location with an association with Ascot, the British racing venue, reflecting the Jumabhoy family's interest in equestrian sports. The opening was significant in the regional hospitality market because it introduced an international-class serviced residence concept to the Asia-Pacific region. Ascott expanded through corporate combinations as well as organic development. Scotts Holdings later merged with Stamford Group, whose serviced-residence activities originated with DBS Land, creating The Ascott Limited with a portfolio of more than 1,700 units in eight cities. In the late 1990s, Pidemco Land established Somerset International and acquired Liang Court Holdings, creating Somerset Holdings. The Ascott and Somerset businesses were combined in 2000 in the context of the merger of DBS Land and Pidemco Land that formed CapitaLand. The combined platform then had approximately 6,000 serviced residences across ten countries. International growth accelerated through the acquisition of Citadines. Ascott first acquired a minority interest in the pan-European serviced-residence chain in 2003 and completed the acquisition in 2004. Citadines gave the company a stronger presence in France, the United Kingdom, Belgium, Spain and Germany, while broadening Ascott's offering beyond its original Asian base. The company subsequently expanded into corporate accommodation, hotels and alternative lodging formats. Its 2014 investment in Australia's Quest Apartment Hotels and 2017 increase to an 80 percent stake strengthened its position in Australasia. In the United States, the 2017 acquisition of an 80 percent interest in Synergy Global Housing expanded its corporate-housing platform, particularly among technology and business customers. Ascott also developed newer formats for changing travel and accommodation preferences. In 2016 it introduced lyf, a co-living brand aimed at younger professionals and travellers seeking communal spaces, social programming and flexible accommodation. The concept was subsequently introduced or signed in markets including Singapore, China, Australia, Japan, Malaysia, the Philippines, France and Thailand. In Southeast Asia, Ascott acquired a majority interest in Green Oak Hotel Management in 2018, gaining access to TAUZIA Hotels and its business- and leisure-oriented hotel network in Indonesia and neighbouring markets. In 2022, Ascott acquired the serviced-apartment brand Oakwood from Mapletree Investments. The transaction added roughly 81 properties and about 15,000 units to its global platform, further strengthening its position in extended stay and corporate accommodation. Ascott became a wholly owned subsidiary of CapitaLand in 2008 and, following the restructuring of CapitaLand and the listing of CapitaLand Investment in 2021, operates under CapitaLand Investment's lodging business. Its principal business remains the management, operation and expansion of branded serviced residences, hotels, co-living spaces and corporate accommodation across international markets.

History

The Ascott story began on 14 August 1984, when Scotts Holdings opened The Ascott Singapore on Scotts Road. The project introduced an international-class serviced residence to the Asia-Pacific region. The name Ascott was associated both with Scotts Road and with Ascot, the British racing venue. This naming reflected the location of the first property and the Jumabhoy family's connection with equestrian sports. During its early development, Scotts Holdings combined with Stamford Group, whose serviced-residence activities were linked to DBS Land. The resulting portfolio became The Ascott Limited and included more than 1,700 units in eight cities. A second important line of development came from Pidemco Land. In 1998, Pidemco created Somerset International and acquired Liang Court Holdings, then a substantial Asian serviced-residence operator, to form Somerset Holdings. Ascott and Somerset were brought together in 2000 as DBS Land and Pidemco Land merged to create CapitaLand. The combination expanded the lodging platform to approximately 6,000 serviced residences in ten countries. Ascott subsequently became a wholly owned CapitaLand subsidiary in 2008. Following CapitaLand's corporate restructuring and the listing of CapitaLand Investment in 2021, Ascott became the wholly owned lodging arm of CapitaLand Investment. The company pursued a more international strategy in the early 2000s. In 2003 it acquired a 50 percent interest in Citadines, a pan-European serviced-residence chain with properties in France, the United Kingdom, Belgium, Spain and Germany. Ascott completed the acquisition in 2004. The transaction gave the company a stronger European operating base and established a three-brand platform comprising Ascott The Residence, Citadines and Somerset. Expansion later broadened into Australasia, the United States and Southeast Asia. Ascott acquired 20 percent of Quest Apartment Hotels in 2014 and increased its interest to 80 percent in 2017. Quest added scale across Australia, New Zealand and Fiji. In the same year, Ascott acquired an 80 percent interest in Synergy Global Housing, a United States corporate-accommodation company with a strong presence among companies and technology businesses in the Silicon Valley region. In 2018, Ascott acquired a 70 percent interest in Green Oak Hotel Management, the holding company of TAUZIA Hotels. TAUZIA provided access to business and leisure hotels across Indonesia and nearby Southeast Asian markets. Ascott also responded to changes in how younger customers travel and work. It launched lyf in 2016 as an upscale co-living concept combining accommodation with communal areas and a more social guest experience. The brand subsequently appeared in or was signed for markets across Asia-Pacific and Europe, including Singapore, China, Australia, Japan, Malaysia, the Philippines, France and Thailand. The 2022 acquisition of Oakwood from Mapletree Investments was another major expansion of the extended-stay platform. The transaction added approximately 81 properties and 15,000 units, reinforcing Ascott's position in serviced apartments and corporate accommodation. Across these stages, the company's development has combined owned and managed properties, brand licensing, strategic investments and acquisitions. Its present identity is that of a multinational lodging operator with a portfolio spanning premium serviced residences, hotels, co-living and corporate housing rather than a single hotel chain.
