Overview

Wollongong Central is a large urban shopping centre in Wollongong, New South Wales, serving the Illawarra region. The present complex was created by joining two previously separate retail developments on opposite sides of Crown Street: Crown Central, which opened in 1975, and Crown Gateway, which was developed in 1986. The combined centre was progressively assembled and redeveloped by the GPT Group during the 1990s. After GPT acquired Crown Gateway in 1998, it removed the former pink arch entrance to Crown Street Mall and developed a pedestrian bridge between the northern and southern buildings. The integrated complex was then presented under the Wollongong Central name, with the bridge completed in 2000. The centre occupies a prominent position in Wollongong's central business district, with access from Crown Street Mall, Keira Street and Burelli Street. Its retail offer combines department stores, supermarkets, apparel, electronics, sporting goods, home and leisure categories, food and beverage outlets, services, and entertainment. Major tenants identified in reference material include David Jones, Target, Coles, Cotton On, H&M, TK Maxx, JB Hi-Fi Home, Rebel, Best & Less, Chemist Warehouse, Anaconda and Holey Moley. The centre has approximately 59,000 square metres of floor space and multi-level parking for about 2,100 vehicles. Wollongong railway station is approximately a five-minute walk away, while bus services connect the centre with suburbs and communities across the surrounding region. A substantial refurbishment of the north building was completed in 2009. The approximately A$20 million interior project modernised the building and improved its presentation. A larger expansion programme followed a change in development plans. Although a major expansion had been contemplated after GPT acquired additional properties in 2008, construction ultimately commenced in November 2011. The West Keira building was developed at the corner of Keira and Crown streets and was connected with the existing centre through an underground route and a pedestrian bridge. Its lower-ground level included Coles, while Target and JB Hi-Fi occupied the first floor, alongside cafes and restaurants facing Keira Street. The broader project was completed in 2017, with a public opening event held in October 2014 for the new building and later tenant changes continuing through the development period. The centre's retail composition changed significantly in the mid-2010s. Myer closed its store on 2 October 2016 after choosing not to renew its lease. H&M opened in former David Jones space in the north building in September 2016, while Anaconda entered the Illawarra market and Rebel relocated from the south building. David Jones subsequently opened in the three-level space vacated by Myer on 4 October 2017. Entertainment uses were also added or expanded: Holey Moley opened a bar and mini-golf venue in July 2018, and B Lucky & Sons opened an arcade and bar in April 2019, both in the basement of the south building. Ownership changed in October 2021, when Haben Property Fund and JY Group acquired the entire interest in the centre from GPT in an equally divided transaction reported at A$402 million. GPT had previously retained concept approval for potential office, residential and parking additions above the West Keira podium, but no construction timetable was identified in the reference material. Wollongong Central therefore functions as a regional retail and entertainment destination whose identity has developed through consolidation, refurbishment, tenant replacement and expansion rather than through a conventional consumer-goods brand structure.

History

Wollongong Central developed from two separate shopping centres built on either side of Crown Street in the Wollongong central business district. Crown Central opened in 1975 on the northern side of Crown Street. Developed by Abbey Capital Property Group, it occupied much of the frontage between Keira Street and Church Street and included Venture, Franklins, Best & Less and approximately 30 stores. A second project, Crown Gateway, was developed in 1986 through a joint venture involving Wollongong City Council and Kern Corporation. It occupied the former Coles Building site on the southern side of Crown Street and extended through to Burelli Street. Its initial tenant mix included Grace Bros, Rebel Sport and approximately 52 speciality stores. The two centres operated separately for much of their early histories, despite their proximity and complementary positions in the city centre. GPT began assembling the sites during the 1990s. In 1996 it purchased Crown Central from the council and redeveloped the food court. GPT acquired Crown Gateway from the council in 1998. As part of the integration, the former pink arch entrance to Crown Street Mall was removed and a pedestrian bridge was planned to provide a direct connection between the northern and southern buildings. The combined complex adopted the Wollongong Central name, and the bridge was completed in 2000. This work transformed two adjacent properties into a single shopping destination. The north building underwent extensive refurbishment in 2009. The project, reported at approximately A$20 million, substantially modernised the internal environment. GPT later pursued a much larger expansion after acquiring shops and offices on Keira and Crown streets in August 2008. Although the project was initially discussed as a roughly A$300 million expansion, the plans changed and construction began in November 2011. The principal addition was the West Keira building at the corner of Keira and Crown streets. The building has three main floors and connects with the north building through an underground path and pedestrian bridge. Its lower-ground floor was designed for Coles, while Target and JB Hi-Fi occupied the first floor; cafes and restaurants were arranged along the Keira Street frontage. An eight-screen cinema was considered, but GPT abandoned the proposed new cinema and the existing cinema instead underwent an upgrade. The new building held a major public opening event on 9 October 2014, while the wider development programme was completed in 2017. Tenant changes during this period reshaped the centre. Myer closed on 2 October 2016 after declining to renew its lease. H&M opened in former David Jones space on 1 September 2016, Anaconda entered the Illawarra market, and Rebel moved from the south building to the north building. David Jones later took over the three-level space vacated by Myer and opened on 4 October 2017. In the south building, Rivers and TK Maxx occupied parts of the lower level, while the upper floors remained focused on specialty retail, fashion and cafes. Holey Moley opened a bar and mini-golf venue in July 2018, followed by B Lucky & Sons, an arcade and bar, in April 2019. The complex also includes a five-level office tower above the south-western corner of the north building, formerly known as Crown Tower. GPT retained concept approval for possible future additions above the West Keira podium: a ten-level commercial office tower, an eighteen-level residential tower and two additional parking levels. The reference material gives no construction timetable and indicates that the proposed additions had not proceeded. In October 2021, Haben Property Fund and JY Group acquired 100 percent of the shopping-centre interest from GPT. The buyers each took a 50 percent share in a transaction reported at A$402 million. Wollongong Central remains an active retail complex with department stores, supermarkets, fashion, electronics, dining, entertainment, public-transport access and extensive parking.
