Overview
Wheelock Properties is a real-estate development and investment business associated with Wheelock and Company. Its principal activities have been in Hong Kong, where it has developed private residential estates, participated in urban and mixed-use projects, and held investment properties. The business has also had connections with property operations in Singapore and mainland China. The modern Wheelock Properties business evolved from Hongkong Realty and Trust Co., Ltd., incorporated on 17 March 1923. That company was already a listed property business by at least the 1930s and was later associated with Marden and Company, the predecessor of the present Wheelock group. In 1995, the company was renamed New Asia Realty and Trust Co., Ltd. During the same period it adopted a corresponding Chinese registered name. Its corporate history is therefore older than the present Wheelock Properties name and reflects the consolidation of several property entities under the Wheelock group. New Asia Realty acquired its listed subsidiary Realty Development Corporation in 2002. The company was renamed Wheelock Properties Limited in 2004, aligning the listed property vehicle more directly with its parent group. It was subsequently privatized by Wheelock and Company in 2010. Following privatization, the business continued to operate through Wheelock Properties Limited and Wheelock Properties (Hong Kong) Limited, rather than as an independently traded public company. The company’s Hong Kong development portfolio has included residential estates such as Bellagio, Sorrento, Parc Oasis, and Parc Palais. Parc Oasis was associated with Realty Development Corporation, a subsidiary that became part of the group’s property structure. Wheelock Properties has also owned or participated in investment properties, including Fitfort and, at an earlier stage, Wheelock House in Hong Kong. In Singapore, the business historically held a majority interest in Wheelock Properties (Singapore), a Singapore-listed property company that was also later privatized. Wheelock Place in Singapore was among the prominent investment properties connected with the business. The group’s activities have extended beyond straightforward residential construction. Its portfolio and corporate structure have involved property investment, development partnerships, subsidiary reorganizations, and the transfer of assets among related Wheelock entities. In 2016, The Wharf (Holdings), another company majority-owned by Wheelock and Company, acquired a substantial portion of Wheelock House from Wheelock and Company and from Peter Woo and his wife. The relevant floor area was subsequently injected into Wharf Real Estate Investment Company, illustrating the group’s practice of reallocating property assets among affiliated companies. Wheelock Properties is best understood as a property platform within the broader Wheelock group rather than as a standalone publicly traded developer. Its public identity is associated primarily with Hong Kong residential development and high-value urban property, while its historical record also includes commercial investment assets, Singapore interests, and corporate vehicles inherited from earlier listed companies.
History
Wheelock Properties traces its corporate lineage to Hongkong Realty and Trust Co., Ltd., incorporated in Hong Kong on 17 March 1923. The predecessor was a listed property company by at least the 1930s. By approximately 1948, Hongkong Realty was reported to be majority-owned by Marden and Company, the predecessor of the present Wheelock and Company group. Marden-Wheelock remained associated with the Marden family until the 1980s, when it was taken over by Yue-Kong Pao. In 1995, Hongkong Realty and Trust was renamed New Asia Realty and Trust Co., Ltd. The company also registered a corresponding Chinese name during that period. New Asia Realty later consolidated its property interests by acquiring its listed subsidiary Realty Development Corporation in 2002. The company adopted the Wheelock Properties Limited name in 2004, making the connection with its parent group explicit. Wheelock Properties was privatized by Wheelock and Company in 2010. Before privatization, the business held or participated in Hong Kong development and investment properties and owned a 76 percent interest in Singapore-listed Wheelock Properties (Singapore). The Singapore company was also privatized. Wheelock House in Hong Kong and Wheelock Place in Singapore were among the principal investment properties associated with the business at the time of the Hong Kong privatization. The property platform continued after privatization through Wheelock Properties Limited and Wheelock Properties (Hong Kong) Limited. Its development record includes Hong Kong residential communities such as Bellagio, Sorrento, Parc Oasis, and Parc Palais. Realty Development Corporation was involved in Parc Oasis before being absorbed into the wider group structure. The business also owned investment properties such as Fitfort. In 2016, Wheelock-related entities rearranged ownership of Wheelock House. The Wharf (Holdings), another company majority-owned by Wheelock and Company, bought a large part of the property from Wheelock and Company and from Peter Woo and his wife. The relevant floor area was subsequently injected into Wharf Real Estate Investment Company. This transaction reflected the group’s broader approach of managing property assets through affiliated listed and private entities. Today, Wheelock Properties is principally identified with Wheelock and Company’s real-estate development and investment operations. It is not an independently listed company following the 2010 privatization. Its historical and operating profile is centered on Hong Kong, with additional links to Singapore and mainland China, and combines residential development with ownership, investment, and restructuring of commercial and mixed-use property assets.
