Overview
Waterfront Bremen is a shopping center with urban entertainment elements located in the Industriehäfen district of Bremen, Germany, on the site of the former AG Weser shipyard and the later Space Park Bremen. It opened on 12 September 2008. The center is operated by the German ECE Projektmanagement, which took over sole operation on 1 August 2015 from the previous operators LNC Property Group (Dublin) and Resolution Property (London). The center is situated directly on the Weser river and includes a roughly 800-meter riverside promenade. It offers a mix of retail, gastronomy, and leisure, with anchor tenants and international brand stores such as Primark, Media Markt, H&M, Tommy Hilfiger, Hollister, C&A, Deichmann, Foot Locker, Intersport Voswinkel, Apollo-Optik, and Bijou Brigitte. The center also houses a Cinespace multiplex cinema. Waterfront Bremen provides extensive services including parking, e-charging, a center app, gift cards, and accessibility features. It is well connected by tram lines 3 and 5/5s (stop Waterfront, formerly Use Akschen) and by road via the A 281 and A 27. The center targets a catchment area of up to 100 kilometers and originally projected around 25,000 visitors daily. The center's history is closely tied to the failed Space Park Bremen, an urban entertainment center that opened in February 2004 and closed in September 2004 due to low visitor numbers. After its closure, the building was repurposed and reopened as Waterfront Bremen in 2008. The center continues to operate as a major retail destination in Bremen.
History
The site of Waterfront Bremen has a history of large-scale entertainment and retail projects. In the early 1990s, the Wiesbaden-based Köllmann AG developed the Space Park project as a reuse of the former AG Weser shipyard, which had operated until 1983. The concept combined entertainment and retail, typical of urban entertainment centers. Financing came with subsidies from the state of Bremen, and the DEGI (part of Dresdner Bank) acted as builder. Construction took place from July 2000 to 19 December 2003, and the Space Park opened on 12 February 2004 at a cost of about 600 million euros. The main theme was space travel presented as edutainment, with planned elements from Star Trek and Stargate. The retail area was over 40,000 square meters, with plans for 40 gastronomy businesses and 120 shops. However, no anchor tenants could be secured, and no retail was present at opening. After seven months, visitor numbers fell short of the projected 1.3 million annually. Visitors cited high entrance fees, sparse entertainment, and poor dining options. The Space Park closed on 26 September 2004. Only the Cinespace multiplex cinema and a hotel remained in operation. In summer 2005, the building was used for filming the Tatort episode 'Requiem'. In November 2005, a sale to Canadian investor group Triple Five (of Mall of America) fell through. A new concept envisioned 44,000 square meters of retail and 20,000 square meters of entertainment. The rides were dismantled and sold, leaving only the cinema. The renamed Waterfront was to open toward the Weser with about 4,000 free parking spaces, including 1,400 in an underground garage and 2,500 in planned parking garages. The space theme was replaced by a maritime theme, and the 800-meter Weser promenade and the Werftinsel were to be better utilized. In late December 2007, the Max Bögl group was commissioned as general contractor. In March 2006, the building was sold to British investor group Cardinal Asset Management, which then sold it for 50 million euros to Irish financial services firm LNC Property Group. In February 2007, LNC chief Bill McCabe announced plans to invest another 80 to 100 million euros to orient the area toward the Weser and reopen the retail area as Waterfront Bremen in September 2008. The catchment area was calculated at up to 100 kilometers, with an average of 25,000 visitors daily. The shopping area opened on 12 September 2008. Anchor tenant was the British-Irish textile retailer Primark, a subsidiary of Associated British Foods, marking its first German location. Until 31 July 2015, the center was operated by LNC Property Group (Dublin) and Resolution Property (London). Since 1 August 2015, it has been operated solely by the German ECE. The center remains active, with ongoing updates such as a new center app and various promotions.
