Overview
Warimpex Finanz- und Beteiligungs AG is an Austrian real estate development and investment company headquartered in Vienna. It was founded in 1959 by Stefan Folian as Warimpex Handels GmbH, originally a commodity trading business specialising in compensation transactions between Central and Eastern Europe; the name derives from the German words "WAren IMport und EXport" (goods import and export). Over the following decades the company shifted its focus toward real estate, beginning with hotel development in the CEE region in 1979. Warimpex Finanz- und Beteiligungs AG, dedicated to project development and investment, was established in 1986, and the company went public in 2007. Its shares are listed on the Vienna Stock Exchange (Prime Market) and the Warsaw Stock Exchange. The company develops real estate with a focus on offices and hotels, and operates projects itself until the highest value added can be achieved through a sale. Warimpex describes itself as a "hybrid" real estate company that combines real estate development with asset management: it generates stable cash flows from operating and letting properties, continuous increases in portfolio value, and proceeds from property sales. Over the past 40 years it has developed properties with a value of more than one billion euros and remains firmly anchored in Poland, Hungary, Germany and Austria. Its portfolio and project pipeline include office buildings and hotels such as MOG31 Cracow, Cowork by memos Mogilska 35, Ogrodowa Office in Lodz, ibis Styles Hotel Darmstadt, Red Tower Lodz, West Yard 29 Darmstadt, Mogilska 43 and 41 in Cracow, and the Hotel InterContinental Warsaw. Warimpex positions itself as combining the long-term strategic planning and short decision-making channels of a family-run business with the transparency and economic flexibility of a listed company. It also emphasises sustainability in its developments and existing properties, focusing on energy efficiency, renewable energy sources, CO2 reduction and high interior quality, with certifications intended to become a unique selling point. As of the end of 2024, Warimpex was involved as owner or tenant in two hotels and six commercial properties, managing 537 hotel rooms and around 85,000 m² of commercial space on a proportionate basis. The company reported being back in the black in the first half of 2026.
History
Warimpex was founded in 1959 by Stefan Folian, grandfather of the current CFO Daniel Folian, as Warimpex Handels GmbH. It began as a commodity trading company specialising in compensation transactions between Central and Eastern Europe, initially operating from a small desk and a telephone in a rented room in Vienna's city centre. The name was derived from the original business purpose of importing and exporting goods (from the German words "WAren IMport und EXport"). The company's know-how in the respective markets and its business contacts stem from these early days. In 1979, twenty years after its founding, Warimpex began to focus increasingly on the development of hotel properties in the CEE region. The first hotel was developed in Budapest and sold three years later. In 1982 the company was converted into a stock corporation (Aktiengesellschaft) and began operating as a real estate manager. Warimpex Finanz- und Beteiligungs AG, specialising in project development and investment, was founded in 1986. In the years that followed, the company grew rapidly by expanding its real estate portfolio and developing numerous new projects, mainly five- and four-star luxury and business hotels and office buildings. Between 1982 and the end of 2018, Warimpex developed a total of 44 properties with an investment volume of more than one billion euros, some of which were subsequently sold. A major turning point came in 2007 when the company went public and has since been listed on the Vienna and Warsaw stock exchanges. Following the partial portfolio sale of eight hotel holdings in 2017, Warimpex refocused on building up its real estate portfolio and strengthening its earnings potential, both by completing ongoing development projects and driving forward new projects, and by acquiring cash-flow generating assets with future potential. As of the end of 2024, Warimpex was involved as owner or tenant in two hotels and six commercial properties, managing 537 hotel rooms and around 85,000 m² of commercial space on a proportionate basis across various European countries. The company reported being back in the black in the first half of 2026. Warimpex has been a pioneer in the region, for example with the first ever development of a design hotel in Central and Eastern Europe, and remains firmly anchored in Poland, Hungary, Germany and Austria.
