Overview
Urban Developers and Investors (UDI Group) is a Czech-rooted international real estate development and investment group founded in Prague in 1992 by Czech entrepreneur Radek Menšík, who remains its founder and majority owner. The group describes itself as an active real estate investor, developer and manager with more than 30 years of development expertise, handling the entire process from early site procurement and planning through to delivery and beyond. Its integrated approach spans land acquisition, design, financing, construction and subsequent sale or lease. UDI Group operates across six countries and two continents. According to its own corporate materials, it is currently preparing or building 6,600+ apartments, 123,000 m² of commercial space and 183,000 m² of logistics space, with teams preparing or building assets worth around 2.5 billion euros. Its historical footprint includes more than 100 development projects, mainly apartments in regional Czech cities, but also offices, logistics facilities and shopping centres. The group's stated competitive advantage is combining global platforms and expertise with local trends and experience, supported by local teams and partners who tailor solutions to each market. In the Czech Republic, flagship projects include the Urban Park Brno residential complex on the Svitavské nábřeží in Brno-Husovice, where the first phase began in June 2025 and more than 1,100 apartments are planned in several phases, and SIDE Smíchov Living in Prague, a former brownfield between Strakonická and Nádražní streets where roughly 1,200 apartments, shops, services and publicly accessible greenery are planned in three phases, with total investment approaching six billion CZK. The group also completed the Sázava Logistics Park near the D1 motorway, which it sold to the British investor and developer SEGRO in 2025. Abroad, UDI Group is active in Warsaw, Poland (Ursus Classic, 960 apartments across seven buildings), Budapest, Hungary (Parkside, a mixed-use complex on the site of a former printing house), Belgrade, Serbia (Lastavice, Zvezdano Brdo and the planned Duga district), and Panama, where its Square 72 project won two IPAX Americas Property Awards in 2025. Since 2022, Jan Chromeček has served as CEO. In 2023 the group established its own qualified investors' fund, UDI Group SICAV a.s., which invests in projects with a current value of around one billion CZK, focused mainly on Czech construction, with foreign projects to be added as they reach tangible or construction phases. The group also runs the UDI Group Foundation, which supports Czech culture and heritage, notably the legacy of composer Jan Dismas Zelenka. UDI Group has been involved in several publicly reported disputes, including a conflict over water supply infrastructure in Smíchov and litigation concerning a mixed-use building in Žižkov.
History
UDI Group (Urban Developers and Investors) was founded in Prague in 1992 by Czech entrepreneur Radek Menšík, who remains the founder and majority owner. The group initially focused on smaller residential projects in the Czech capital, but gradually shifted toward development projects realizing large urban complexes and industrial parks, and subsequently expanded its activities abroad. Over three decades it has prepared and built more than 100 development projects, mainly apartments in regional Czech cities, but also offices, logistics facilities and shopping centres. In 2022 Jan Chromeček took over as CEO. The group now operates in the Czech Republic, Poland, Hungary, Serbia, Panama and Costa Rica. Its strategy is to act as a developer managing the entire process from land acquisition through design and financing to construction and subsequent sale or lease, with a diversified portfolio combining residential, commercial and logistics projects both domestically and internationally. In 2023 UDI Group established its own qualified investors' fund, UDI Group SICAV a.s., which invests in projects with a current value of around one billion CZK, focused primarily on construction in Czechia; foreign projects with tangible form or under construction are to be added in the future. Also in 2023, the group completed the Sázava Logistics Park, a 46,000 m² warehouse complex at the 34th kilometre of the D1 motorway near Ostředek, which it sold to the British investment and development company SEGRO in 2025. The sale price was not officially disclosed, but market talk put it at around 60 million euros (1.5 billion CZK), making it one of the largest transactions in that segment. In June 2025 UDI Group began the first phase of construction of the Urban Park residential complex on the Svitavské nábřeží in Brno-Husovice; the second phase was launched in summer 2026, and more than 1,100 apartments, shops, a supermarket, restaurants or a café, and sports and relaxation facilities are planned across several phases. In May 2026 the group obtained a building permit for the first building of the SIDE Smíchov Living project in Prague, formerly known by the working name Vltava Meadows. The project entered its implementation phase, divided into three stages, in which the group plans to build a new district with approximately 1,200 apartments, shops, services and publicly accessible greenery on a former brownfield between Strakonická and Nádražní streets. Completion of the first phase is planned for the turn of 2028 and 2029, with total investment reaching nearly six billion CZK, making it one of the largest projects in the Czech Republic. In June 2026 the group secured a building permit for the second building (Building A), whose construction is to begin in the second quarter of 2027; the building will have nine above-ground and one underground floor, offering mainly smaller 1+kk and 2+kk apartments. Abroad, UDI Group has been realizing the Ursus Classic residential project in Warsaw since 2021, completing its second phase at the end of 2025; the project comprises seven apartment buildings with 960 apartments in total. In Budapest, the group is building the multifunctional Parkside complex, combining housing, offices and a hotel, on the site of a former printing house. In Belgrade, Serbia, it is developing large projects on former industrial sites, including the Lastavice and Zvezdano Brdo residential districts and the planned Duga district with an estimated value of 14 billion CZK. In Panama, its Square 72 project won two IPAX Americas Property Awards in 2025. The group has also been involved in several publicly reported disputes. In 2018 a conflict arose over the construction of three houses in Smíchov above a gravity water supply conduit, between UDI, on whose land water intake wells are located, and the transport company for whose technologies the water is intended; in 2021 the two sides reached an agreement ending the dispute, and the city council issued a positive opinion for the construction of the first house. In Prague's Žižkov, Olšanská pozemková a.s. of UDI Group wanted to build an apartment building with rental housing next to a central park; the group filed a criminal complaint and administrative and civil lawsuits worth 80 million CZK, but the municipality prevented construction on land designated primarily for recreation, and in April 2025 the Supreme Administrative Court rejected Olšanská pozemková's appeal seeking the Prague 3 district's consent for engineering networks. In Přehýšov, the group applied for a change to the zoning plan to build three halls; in 2024 citizens voted against further warehouse and light industrial halls in a referendum, but after the first hall was completed and fully leased, construction of two more continued with tenants gradually moving in. The UDI Group Foundation is a platform for supporting Czech culture and preserving its heritage. Its central mission is to raise the profile of the legacy of composer Jan Dismas Zelenka and to support other cultural initiatives connecting tradition with the present. In 2026 the foundation supported the publication of an extensive volume on musical culture in the lands of the Bohemian Crown during the reign of Rudolf II, compiled by an international team of experts led by Czech musicologist Petr Daněk.
