Overview

UNIT.City is an innovation park in Kyiv, Ukraine, described by its operator as the country's first innovation park. It was founded in 2017 by Ukrainian businessman Vasyl Khmelnytsky and is financed by his holding company, UFuture Investment Group. The park occupies a 25-hectare site on the grounds of the former Kyiv Motorcycle Plant (Kyivskyi Motozavod), redeveloped into a mixed-use campus that combines business campuses, R&D centres, laboratories, coworking, conference halls, residential buildings and public green space. The park's core proposition is an ecosystem rather than merely real estate. According to its official website, the ecosystem is "the most important asset of UNIT.City," giving residents access to expertise, knowledge and resources across the park, including international collaborations, educational tracks, mentors, investors, testing spaces, creative studios and networking. The site advertises a community of more than 5,000 people and more than 3,000 parking spaces, alongside sports facilities, events and housing within walking distance. By 2021 the park reported 110 resident companies, including four laboratories, three business campuses, a coworking space, eight accelerators and three investment funds supporting Ukrainian startups. UNIT.City hosts a range of programmes and facilities. These have included UNIT.Perks (partner discounts for residents), the AGRITECH UNIT grant programme, the NEST accelerator and incubator, INDAX for small and medium industrial businesses, the FabLab Fabricator rapid-prototyping laboratory (part of the global Fab Foundation network), the Sector X acceleration hub, a 5G testbed and R&D centre created with Ukraine's Ministry of Digital Transformation, Huawei Ukraine and Vodafone Ukraine, and Sensorama Lab for immersive AR/VR technologies. Resident companies and organisations have included Snap, Metinvest Digital, DTEK Academy, the Ukrainian Startup Fund, TechUkraine, Mironovsky Hliboprodukt, Bolt, Delfast, Forbes Ukraine and BBDO Ukraine. The park has attracted international attention for its architecture and public spaces. Its public realm, created with the Kotsiuba landscape architecture studio, won an ASLA Professional Award in 2025 — described by UNIT.City as a first for Ukraine. Its theatrical week "7" won the Best Event Award World 2025 in Rome, and the light installation "Mayak Innovatsii" (Lighthouse of Innovation), built around a 60-metre chimney, won a LIT Lighting Design Award. Campuses B11 and B12 hold LEED Silver certification. UNIT.City is part of the UFuture holding company. Co-investors have included UDP, KAN Development, PSG "Kovalska" and the European Investment Bank, which in July 2020 agreed a EUR 50 million loan to the park. The project's cost has been estimated at more than USD 500 million. A second phase of development was planned for completion by 2025, with capacity for up to 30,000 specialists. The brand has also extended beyond Kyiv: a UNIT.Factory programming school and coworking opened in Kharkiv in 2019, and LvivTech.City is under construction in Lviv on the site of the former Lvivprylad plant.

History

UNIT.City was founded in 2017 by Ukrainian businessman Vasyl Khmelnytsky on the site of the former Kyiv Motorcycle Plant in Kyiv. It is described as the first innovation park in Ukraine. The project is financed by Khmelnytsky's holding company, UFuture Investment Group, with co-investors including UDP, KAN Development, PSG "Kovalska" and the European Investment Bank. The estimated cost of the project exceeds USD 500 million. The park's first resident was UNIT Factory, a free programming school, which opened as an early anchor of the campus; it was closed in 2020. Until 2019 the project was developed by managing partners Maksym Bakhmatov and Max Yakover. In autumn 2019 a new top-management team took over, comprising managing partner Konstantin Yevtushenko, partner and CFO Kyrylo Bondar, and CEO Dominique Piotet. In October 2019 the light installation "Mayak Innovatsii" (Lighthouse of Innovation) was completed, built around a 60-metre chimney; it later won the international LIT Lighting Design Awards in the Light Art Project category. Between 2016 and 2019, around 1,000 events were held at UNIT.City. On 1 July 2020, UNIT.City concluded an agreement with the European Investment Bank for a EUR 50 million loan. On 15 July 2020 the park announced the launch of the NEST project for startups, combining an accelerator and incubator, a meeting place and investment platform, and an HR hub for entering international markets. In March 2021, in partnership with BMW's Ukrainian importer AVT Bavaria, UNIT.City created the U.GO electric car rental service. In April 2021 it launched the TINU operating system, which unites the park's autonomous services into an operations centre and provides service-management functionality. In September 2022, Ethereum co-founder Vitalik Buterin visited Kyiv and took part in a Web3 hackathon held at UNIT.City. By 2021 the park counted 110 resident companies, including four laboratories, three business campuses, a coworking space, eight accelerators and three investment funds supporting Ukrainian startups. A second phase of development was planned for completion by 2025, with capacity for 30,000 specialists and the creation of almost three thousand jobs; the stated goal was to build a favourable ecosystem for entrepreneurship and research that helps create companies successful on the global market. Over the years UNIT.City has hosted visitors including Vitalik Buterin, Volodymyr Zelenskyy, Volodymyr Spivakovsky, Jack Ma, Mykhailo Fedorov, the robot Sophia, Simonetta Sommaruga and Steve Wozniak. The brand has also expanded beyond Kyiv: in 2019 a UNIT.Factory programming school and coworking opened in Kharkiv, and LvivTech.City is under construction in Lviv on a 1.77-hectare site in the industrial zone of the former Lvivprylad plant. The park's architecture and public realm have earned international recognition. Its public spaces, created with the Kotsiuba landscape architecture studio, won the ASLA Professional Award 2025 — described by UNIT.City as the first such win in Ukraine's history — and were recognised alongside campuses of Google and Meta and New York's High Line. Its theatrical week "7" won the Best Event Award World 2025 in Rome. The "Mayak Innovatsii" installation won a LIT Lighting Design Award, and campuses B11 and B12 received LEED Silver certification from the U.S. Green Building Council.
