Overview

TOTATE GROUP (トータテグループ) is a Japanese comprehensive housing enterprise group headquartered in Naka-ku, Hiroshima. Its business spans the entire residential value chain: custom-built detached houses, for-sale detached housing, for-sale condominiums, renovation and reform, real estate development, community management, and insurance services. The group traces its origins to 1962, when founder Hideo Kawanishi entered the real estate industry, and was formally established in May 1967 as Kawanishi Jutaku (川西住宅) in Hiroshima. Over the following decades it expanded through the creation of affiliated companies such as TOTATE Housing (1975), TOTATE Jutaku Hanbai (1978), and Toyo Tatemono (1972, later renamed TOTATE in 2000). In September 2013 the group transitioned to a holding-company structure under TOTATE Holdings, and as of January 2021 it comprised eleven companies. The group's core market is Hiroshima Prefecture, where it is a household name, but it has also expanded into Kyushu through TOTATE Toshi Kaihatsu Kyushu (established in Fukuoka in 2004) and into Okayama through group company Takei. Its product brands include the for-sale detached housing brand "Vercourt" (ヴェルコート), the condominium brand "Belles" (ベルズ), and the custom-home lineup "8 style series by toum" with eight styles (MODA, NOKIYA, FRAME, RINKA, JUJU, GAKU, LATTICE, HIRAYA). The group also operates model houses, information centers, a renovation studio inside Sogo Hiroshima, and a creative hub called toum (トウム) completed in 2019. TOTATE GROUP is known for its long-running television commercials, including the famous catchphrase "Tōtō tateta yo~ TOTATE no ie♪" ("Finally built it — a TOTATE house"), and since 2020 has used a group brand commercial featuring singer Aoi Teshima. It is also a sponsor of three professional sports teams in Hiroshima and engages in CSR activities including disaster recovery support, health management certification, and children's events. The group remains privately held under TOTATE Holdings.

History

The origins of TOTATE GROUP date to 1962, when founder Hideo Kawanishi entered the real estate industry and laid the foundation for what would become the group. In May 1967, Kawanishi Jutaku Yugen Kaisha (有限会社川西住宅) was established in Kōnan, Naka-ku, Hiroshima. In August 1972, Toyo Tatemono Co., Ltd. (東洋建物株式会社) was founded in Funairi-honmachi, Naka-ku, Hiroshima. April 1975 saw the establishment of TOTATE Housing Co., Ltd. (株式会社トータテハウジング), and in August 1978 TOTATE Jutaku Hanbai Co., Ltd. (トータテ住宅販売株式会社) was founded. In December 1989, the new TOTATE head office building was completed. In March 1991, TOTATE Jutaku Hanbai opened a Fukuoka sales office, marking the group's expansion into Kyushu. July 1996 brought the establishment of T's Net Co., Ltd. (株式会社ティーズネット). In July 2000, Toyo Tatemono changed its name to TOTATE Co., Ltd. (株式会社トータテ). January 2004 saw the opening of the TOTATE Reform Center Kōgo showroom, and in November 2004 TOTATE Toshi Kaihatsu Co., Ltd. was established in Fukuoka, Kyushu. February 2006 marked the founding of TOTATE Community Co., Ltd., and in October 2007 the TOTATE Reform Center Kita store opened. A major structural change occurred in September 2013, when Kawanishi Jutaku was renamed TOTATE Holdings Co., Ltd. and the group transitioned to a holding-company system. Also in 2013, TOTATE Toshi Kaihatsu was renamed TOTATE Toshi Kaihatsu Kyushu, and TOTATE Reform Center Co., Ltd. was established. In March 2017, Takei Co., Ltd. joined the group, followed by Takaken Co., Ltd. in April 2019. In June 2019, the new TOTATE Housing head office building "toum" (トウム) was completed. In September 2020, TOTATE Insurance Service Co., Ltd. was established. As of January 2021, the group consisted of eleven companies. Throughout its history, TOTATE GROUP has maintained a strong regional presence in Hiroshima, supported by memorable television advertising and community engagement. Its expansion into Kyushu and Okayama reflects a strategy of growing beyond its home market while retaining a comprehensive housing focus.
