Overview

SM CDO Downtown is a major shopping and commercial complex in Cagayan de Oro, Misamis Oriental, Philippines. It stands along Claro M. Recto Avenue at the corner of Osmeña Street in the city's central business district, on the former site of a Coca-Cola plant. The property is owned and operated by SM Prime Holdings, the property and mall-development arm of the SM Group. The mall opened to the public on May 12, 2017, becoming the second SM mall serving Cagayan de Oro and the second SM Supermall in Northern Mindanao. It was originally planned under the working name SM CDO2 Premier, reflecting its position as the company's second mall in the city. The final name, SM CDO Downtown Premier, emphasized the site's central-business-district location and placed it within SM Supermalls' then-current Premier format. It was the third mall to use that Premier branding, following SM Lanang Premier and SM Aura Premier. In April 2023, SM Supermalls removed the Premier designation and renamed the property SM CDO Downtown as part of a broader naming-unification effort. The complex has a reported gross floor area of approximately 177,743 square metres and about 81,133 square metres of leasable area. Its principal anchors include The SM Store, occupying three levels; SM Supermarket; and SM Cinema. The cinema complex contains seven theatres, including a large-format Megascreen, two Director's Club cinemas, and four regular digital cinemas supporting two-dimensional and three-dimensional presentations. The Megascreen was described as the first large-format cinema of its kind in Cagayan de Oro and uses Christie 6P laser projection and Dolby Atmos sound technology. Beyond conventional retail, the mall combines restaurants, service centres, specialty stores, entertainment venues, indoor parking, and event spaces. Its upper levels include a Sky Garden, the Sky Hall, and homegrown restaurants. A bowling centre opened in 2019 and was described as the first bowling centre in Northern Mindanao. The property also includes the CDO Downtown Tower, a 12-storey office and business-process-outsourcing building along Osmeña Street. The tower contains eight levels of office space, a helipad, and the regional office of the Philippine Department of Foreign Affairs. It was opened for leasing in October 2018. A notable infrastructure feature is a large underground rainwater-catchment basin measuring approximately 75 by 40 metres and up to six metres high. Its stated capacity is about 13,650 cubic metres, allowing the development to retain storm water and reduce flooding risk in the surrounding urban area. Architecturally, the mall includes a glass curtain that channels natural light into the interior and creates a falling-light effect toward the entrance fountain when vehicle lights reflect from Claro M. Recto Avenue and Osmeña Street. The mall was designed by DSGN Associates, an architectural practice based in Texas, United States. SM CDO Downtown remains an important retail, dining, entertainment, and office destination for Cagayan de Oro. It serves both local residents and visitors from the wider Northern Mindanao region, while its office tower extends the property's role beyond shopping into business services and corporate occupancy.

History

SM CDO Downtown was developed by SM Prime Holdings on the former Coca-Cola plant site along Claro M. Recto Avenue and Osmeña Street in central Cagayan de Oro. The location placed the project in the city's established business district rather than in an outlying suburban area. SM Prime president Hans T. Sy had previously identified the site as a future SM mall. Early concept material used the name SM CDO2 Premier because the project would be the second SM mall in Cagayan de Oro. The company later selected SM CDO Downtown Premier to associate the development with its downtown location. Construction began in March 2015. Before public opening, SM held a tenant preview on March 15, 2017, attended by retailers, restaurant operators, service businesses, and other merchants. The preview announcement indicated that the mall had reached approximately 85 percent occupancy. A blessing, religious mass, and ribbon-cutting ceremony followed on May 11, 2017, with SM representatives and Cagayan de Oro officials participating. The mall opened to the general public the next day, initially operating four of its five levels with reported occupancy of 87 percent. The entertainment component was completed in stages. On opening day, SM Cinema operated two regular theatres and the large-format Megascreen. On May 30, the two Director's Club cinemas and the remaining regular cinemas opened, bringing the cinema complex to seven screens. On June 9, the fifth level became accessible to the public. This level added more retail and restaurant space, together with the Sky Garden and Sky Hall; the Sky Hall was not immediately open for general public use. A bowling centre was subsequently added to the fourth level and opened on May 4, 2019. The mall's design and infrastructure reflect its dense urban setting. DSGN Associates, an architectural firm based in Texas, designed the development. Its five-storey retail building provides approximately 177,743 square metres of gross floor area and about 81,133 square metres of leasable space. A large underground rainwater-catchment basin was incorporated beneath the mall. The basin is approximately 75 by 40 metres in plan, reaches up to six metres in height, and has a reported capacity of about 13,650 cubic metres. Its purpose is to help retain storm water and lessen local flood risk. The property also expanded into office and business services through the CDO Downtown Tower. The 12-storey tower, located along Osmeña Street, includes eight office levels intended in part for business-process-outsourcing companies, a helipad, and the Northern Mindanao regional office of the Department of Foreign Affairs. It was opened for leasing on October 17, 2018. In 2024, OP360, an information-technology company headquartered in Ridgefield, Connecticut, opened a branch there. On April 2, 2023, SM Supermalls renamed the property SM CDO Downtown. The change removed the Premier suffix as part of a broader effort to standardize mall names. The site continues to function as an SM Supermall and mixed-use urban destination, with department-store and supermarket anchors, specialty retail, food and beverage, cinemas, bowling, event facilities, and office space.
