Overview
Orange Park Mall is a regional shopping center in Bellair-Meadowbrook Terrace, an unincorporated suburban community immediately west of Orange Park, Florida. The mall serves the western side of the St. Johns River in the Jacksonville metropolitan area and is described as the largest mall on that side of the river. Its retail mix includes more than 110 stores and services, department stores, specialty retailers, dining, entertainment, and large-format sporting-goods and cinema operators. The mall opened in 1975 with three principal anchors: Ivey's, May Cohen's, and Sears. Its early anchor lineup reflected the department-store structure common to American enclosed malls of the period. A major expansion in 1984 added approximately 300,000 square feet, including a food court and a JCPenney store. The original department-store tenants subsequently changed through acquisitions and conversions. May Cohen's became May Florida and was acquired by Maison Blanche in 1988. Ivey's was converted to Dillard's in 1990. Maison Blanche's position later passed to Gayfers following changes in chain ownership, and the Gayfers location became Belk in 1998 after Mercantile Stores was acquired by Dillard's. Entertainment became a more prominent part of the property in 1997, when the mall added a 24-screen AMC Theatres complex. In 2006, a 48,003-square-foot Dick's Sporting Goods store was added as another anchor-style destination. The property reached approximately 953,000 square feet and continued to operate with Dillard's, JCPenney, Belk, Dick's Sporting Goods, and AMC Theatres as its principal named anchors or major destinations. Ownership changed in 2014 when the mall was sold to Washington Prime Group. The Sears store, which had been part of the property since its opening, closed in April 2020 after Sears announced a nationwide round of store closures. The former Sears space subsequently became the focus of a proposed mixed-use redevelopment. In 2025, redevelopment activity began under a plan associated with Corta Orange Park, after the site was sold by Transformco, the holding company connected with the former Sears and Kmart store portfolio. The proposed Orange Park Place project is intended to divide the former department-store area among several uses, including a grocery store, dental office, restaurant, and additional retail space. The redevelopment plan also identifies Cava as a prospective Mediterranean restaurant and Parker's Kitchen as a planned outparcel convenience-store and fuel operator. In 2026, Sprouts Farmers Market was announced as the first anchor tenant for the new development, with a planned 23,137-square-foot store expected to employ more than 100 people. These changes illustrate the mall's shift from a traditional department-store-centered format toward a broader mixed-use and service-oriented retail environment while preserving its role as a major shopping destination in western Jacksonville.
History
Orange Park Mall opened in 1975 in Bellair-Meadowbrook Terrace, Florida, west of Orange Park and on the western side of the Jacksonville metropolitan area. It was established as a major enclosed regional mall for communities west of the St. Johns River. At opening, its anchor lineup consisted of Ivey's, May Cohen's, and Sears. The property expanded substantially in 1984, adding approximately 300,000 square feet of space. The expansion included a new food court and a JCPenney department store, strengthening the mall's position as a full-service regional shopping destination. During the following decade, several anchors changed names as department-store chains were acquired or reorganized. May Cohen's became May Florida and was acquired by Maison Blanche in 1988. Ivey's was converted to Dillard's in 1990. Maison Blanche's store later became associated with Gayfers after changes involving Mercantile Stores, and the Gayfers location became Belk in 1998 after Mercantile was acquired by Dillard's. Orange Park Mall broadened its offer beyond conventional department-store retail with the opening of a 24-screen AMC Theatres complex in 1997. In 2006, the property added a 48,003-square-foot Dick's Sporting Goods store. Together with Dillard's, JCPenney, Belk, and the cinema, the new sporting-goods store gave the mall a combination of fashion, home, recreation, and entertainment uses. The mall ultimately covered approximately 953,000 square feet and contained more than 110 stores and services. In 2014, Orange Park Mall was sold to Washington Prime Group. The long-standing Sears anchor remained at the property until Sears announced in February 2020 that the store would close as part of a nationwide closure program. The location shut in April 2020, leaving a large vacant department-store building and creating an opportunity for property repositioning. Redevelopment of the former Sears site began in 2025. The project, referred to as Orange Park Place, was planned as a mixed-use retail development with space for five new tenants or tenant categories. The proposed uses included a grocery store, dental office, Mediterranean restaurant, and other retail shops. The project was associated with Corta Orange Park after the site was sold by Transformco, the company holding the former Sears and Kmart real-estate interests. In 2026, Sprouts Farmers Market was identified as the first anchor tenant for the redevelopment. The planned store was reported at 23,137 square feet and was expected to create more than 100 jobs. Parker's Kitchen was also identified as a prospective outparcel tenant, with a convenience store and fuel station planned. The redevelopment represents a transition from the mall's original department-store-led format toward a more diversified retail and mixed-use model.
