Overview

North Star Mall is a regional enclosed shopping center at the intersection of Interstate 410 and San Pedro Avenue in San Antonio's Uptown District. It opened on September 23, 1960, as a 250,000-square-foot center developed by Community Research and Development Corporation, the company that later became The Rouse Company. Its original tenants included Wolff and Marx, H-E-B, Walgreens, and approximately 50 other shops. The mall was among the earliest major enclosed retail developments in the San Antonio market and became an important commercial landmark as the city expanded northward. Over the following decades, North Star Mall grew through repeated additions, anchor replacements, parking expansion, and interior modernization. A 1963 expansion brought Frost Bros. to the property, while a two-screen cinema was added in 1964. The 1969 expansion created a larger department-store presence and incorporated a new parking deck and service station. In 1982, a substantial renovation introduced food and music courts and added a Foley's store on land formerly occupied by H-E-B and the original Walgreens. Further construction in 1985 and 1986 added parking garages, a new wing, Saks Fifth Avenue, and a large Marshall Field's store. The mall's department-store history reflects broader changes in American retail. Wolff and Marx was acquired and rebranded as Joske's before that operation eventually became Dillard's. Frost Bros. liquidated in 1989, with Mervyns later occupying the former space. Marshall Field's left Texas in 1997 and its location became Macy's, while Foley's was also converted to Macy's following the Federated-May Department Stores transaction. The former Marshall Field's space later became a JCPenney, which opened in 2007. Other notable tenants over time have included The Cheesecake Factory, Apple, Forever 21, Michael Kors, Saks Fifth Avenue, and numerous specialty retailers. A defining visual feature is the pair of approximately 40-foot cowboy boots installed beside the freeway in 1980. Created by Texas artist Bob 'Daddy-O' Wade and commonly called the Giant Justins, the boots became one of San Antonio's recognizable roadside landmarks and a central part of the mall's identity. North Star Mall also marked its history with time capsules: one placed at the 1960 opening was opened for the mall's 25th anniversary in 1985, and a replacement capsule was dedicated for opening in 2010. Ownership changed several times. Rodamco North America acquired a majority interest from The Rouse Company in 1974 and increased its stake in 2000. The Rouse Company repurchased the property in 2002, after which General Growth Properties acquired Rouse. A major renovation planned during the early 2000s was delayed by the ownership transaction but resumed in 2006, improving the interior and exterior and adding prominent lettering spelling 'North Star' on the facade. Brookfield Properties became the mall's operating owner following the later consolidation of General Growth Properties under Brookfield. The center remains active as a multi-anchor shopping and entertainment destination, with more than 200 specialty stores and restaurants, although its tenant mix continues to evolve as department stores and national chains enter, relocate, or close.

History

North Star Mall opened on September 23, 1960, at San Pedro Avenue and Loop 13, now Interstate 410. Community Research and Development Corporation developed the original 250,000-square-foot enclosed center, its fifth shopping-center project. The opening lineup included Wolff and Marx, H-E-B, Walgreens, and roughly 50 additional stores. A time capsule was installed to preserve a record of the opening. The property expanded in 1963, when Frost Bros. became an anchor, and added a two-screen movie theater in 1964. A further 1969 expansion created a larger department-store building for Wolff and Marx, which was acquired and reopened as Joske's. The project also added a two-level parking deck and a Texaco station. In 1974, The Rouse Company, successor to the original developer, sold a 62.5 percent interest to Rodamco North America. The mall's best-known landmark arrived in 1980. Bob 'Daddy-O' Wade's approximately 40-foot cowboy boots, known as the Giant Justins, were placed along the Interstate 410 frontage. The sculpture was originally created for an arts project in Washington, D.C., and became closely associated with the mall and San Antonio's roadside visual culture. A major 1982 renovation introduced food and music courts and added Foley's on sites previously occupied by H-E-B and Walgreens. In 1985, the mall gained another wing, a parking garage, and Saks Fifth Avenue. The original time capsule was opened for the mall's 25th anniversary, and another was prepared for the 50th anniversary. Additional garages and a wing containing a food court and Marshall Field's followed in 1986. Anchor changes continued through the late twentieth century. Joske's became Dillard's after its acquisition in 1987. Frost Bros. liquidated in 1989, and Mervyns later occupied part of the former location. Marshall Field's left Texas in 1997, with its store becoming Macy's. Saks expanded its presence with renovations and a men's store. In 2000, Rodamco increased its interest, leaving Rouse with less than five percent ownership; Rouse repurchased the mall in 2002. The Cheesecake Factory opened in 2002. Rouse planned a multimillion-dollar renovation beginning in 2004, but General Growth Properties' acquisition of Rouse delayed the work. The project resumed in 2006, upgrading the interior and exterior and adding large North Star lettering to the building. Macy's consolidated its local presence after the Federated-May transaction, and the former Foley's became the company's San Antonio flagship. JCPenney opened in the former Marshall Field's/Macy's space on August 2, 2007. The mall continued to adapt through tenant relocations and new uses. Mervyns exited the San Antonio market in 2008; Forever 21 later occupied part of the space, while Apple and Michael Kors joined the tenant roster. North Star Mall celebrated its 50th anniversary in 2010 and opened the later time capsule. Round1 announced a new entertainment location in 2021 and opened it on March 4, 2023, in part of the former Mervyns area. The mall remains an active regional center with department stores, specialty shops, restaurants, and entertainment venues, while its historic anchors and tenant spaces continue to change with the retail market.
