History

Mega Or Holdings Ltd was founded in July 2002 as a private company named Tzachi Nahmias Holdings Ltd. In May 2006, it changed its name to Mega Or Holdings. The company was established based on real estate held by Tzachi Nahmias and his father Pini Nahmias in the industrial area of Moshav Shilat. Pini Nahmias operated a workshop and lathe at the site. In 1997, the Home Center chain sought a site to open a store in the Modi'in area and approached him; the rent offered provided higher income than the workshop, so he closed it and leased the building to them. The Nahmias family later made deals with other moshav members, purchasing land or building commercial and office buildings on their land, leasing the space, and receiving a percentage of the income. In 2006, the company had rental income of about 2 million shekels per year. It was decided to issue the company on the stock exchange and raise funds for further acquisitions. At that time, partners in the company included the brothers Gil and Ron Noy. The IPO was led by the investment firm Berger Shuki Hon, owned by businessman Amit Berger. The company raised 70 million shekels in shares and bonds, even though the assets held in Moshav Shilat were built on agricultural land without permits for commercial use or non-conforming use. After the IPO, the company began acquiring and developing income-producing real estate in commercial and logistics centers throughout the country, some in partnership with Big Shopping Centers of the Naftali brothers, and some in partnership with businessman Rami Levy. In December 2013, the Noy brothers sold their holdings in the company. During 2019, Mega Or Holdings acquired control of the real estate company Afi Properties (formerly Africa Israel Properties) in cooperation with Big Shopping Centers. On November 21, 2020, the Tel Aviv District Court approved the sale of control of Discount Investment Corporation (Daskal) to a group of investors led by Mega Or, after the bondholders of the parent company IDB Development preferred their offer over that of Eduardo Elsztain, the controlling shareholder of Daskal, who lost control of IDB Development in September 2020. In 2021, the company's market value exceeded 4 billion shekels, and Maalot raised its issuer rating to ilA+. In 2022, the company began operating in the energy sector in Europe. In 2024, the company entered the data center field. In 2026, the company was included in the Tel Aviv 35 index for the first time, and Maalot raised its issuer rating to ilAA-.
