Overview
Lime Ridge Mall is a large enclosed shopping centre in Hamilton, Ontario, serving the city and surrounding communities in the Greater Hamilton Area. The two-level complex opened on September 13, 1981, and is recognized as Hamilton's largest mall complex. It contains approximately 815,000 square feet, or about 75,700 square metres, of retail space and has accommodated roughly 180 stores and kiosks, including department stores, specialty retailers, service businesses, restaurants, and larger-format retail operations. The mall was developed as a major suburban retail destination at a time when Hamilton was considering stronger connections between its downtown core and growing suburban areas. In 1981, the Ontario government proposed an elevated rapid-transit connection from Lloyd D. Jackson Square in downtown Hamilton to Lime Ridge Mall. Hamilton declined the proposal, leaving the mall to rely primarily on road access and local bus service. Its transportation role was later supported by the Lime Ridge Terminal, a Hamilton Street Railway facility on the western side of the property at Upper Wentworth Street. Four bus routes and two shuttle services serve or pass through the terminal. Lime Ridge Mall has historically combined retail space with office accommodation. The property includes an office building with four floors of offices, and Bell Media radio stations in Hamilton have operated as tenants in that component. This mixed retail-and-office configuration has helped make the complex more than a shopping destination, giving it a continuing role in local commercial and media activity. For much of its operating history, the mall was managed by Cadillac Fairview. Its traditional department-store anchors included Sears Canada and Hudson's Bay. Sears Canada closed its Lime Ridge location in 2017 as the retailer wound down its Canadian operations. Hudson's Bay subsequently closed its store in 2025, ending the mall's long association with another major Canadian department-store chain. On June 17, 2025, Primaris Real Estate Investment Trust acquired a 100 percent interest in Lime Ridge Mall from an entity managed by Cadillac Fairview for C$416 million. The transaction changed the property's ownership while preserving its role as a major Hamilton retail centre. Later in 2025, Walmart Canada was reported to be planning a store at the mall for 2027. If completed, the Walmart location is expected to occupy the former Sears space and become a new anchor tenant. The mall's current identity is therefore that of a regional shopping and services hub rather than a single retail brand. Its value is based on its scale, established location, broad tenant mix, transit access, office component, and ability to replace traditional department-store anchors with contemporary large-format retailers.
History
Lime Ridge Mall opened on September 13, 1981, in Hamilton, Ontario. It was built as a major suburban shopping destination and developed into the largest mall complex in the city. The enclosed, two-level centre has approximately 815,000 square feet of space and has accommodated around 180 stores and kiosks across department-store, specialty-retail, food, service, and larger-format categories. The mall's opening coincided with broader discussion about improving transportation links between central Hamilton and suburban commercial areas. In 1981, the Government of Ontario offered to construct an elevated rapid-transit line connecting Lloyd D. Jackson Square in downtown Hamilton with Lime Ridge Mall. Hamilton rejected the proposal. Although the rapid-transit connection was not built, the mall later became an important node in the local bus network. The Hamilton Street Railway's Lime Ridge Terminal is located on the west side of the property at Upper Wentworth Street, and four bus routes plus two shuttle services loop through or pass the terminal. The property also contains an office building with four floors of office space. Bell Media radio stations in Hamilton have been tenants of the office portion, giving the complex a commercial function beyond retail. Cadillac Fairview managed the mall for much of its history and was associated with the property before its ownership changed in 2025. Sears and Hudson's Bay served as the mall's principal historic department-store anchors. Sears Canada closed its Lime Ridge store in 2017 during the company's liquidation and exit from the Canadian market. Hudson's Bay remained for longer but closed its location in 2025. These closures reflected a broader transformation in Canadian enclosed-mall retail, in which traditional department stores have been replaced or supplemented by other anchor concepts and mixed-use tenants. On June 17, 2025, Primaris Real Estate Investment Trust acquired a 100 percent interest in the mall from an entity managed by Cadillac Fairview. The transaction was reported at C$416 million and transferred ownership of the shopping centre to Primaris. Later in 2025, plans were announced for Walmart Canada to open a store at Lime Ridge Mall in 2027. The proposed store was expected to occupy the former Sears space and become a new anchor tenant. Today, Lime Ridge Mall remains an active regional shopping centre. Its operating proposition rests on a large established catchment area, a broad store and service mix, direct local-transit access, office accommodation, and the continued adaptation of its anchor spaces. The mall is best understood as a property and retail destination rather than as a conventional consumer-goods brand.
