Overview
LA Holdings Co., Ltd. (株式会社LAホールディングス) is a Japanese real estate holding company that was created in July 2020 when L'attrait Co., Ltd. (株式会社ラ・アトレ) shifted to a holding-company structure. The operating subsidiary, L'attrait, is headquartered in Minato, Tokyo, and traces its origins to December 1990, when founder Ei Okamoto established the company as L'attrait Nijūichi. It was renamed L'attrait in 2000 and has since grown into a listed real estate developer and value-add specialist. The group's business centers on what it calls "DX" real estate operations: DX new-build real estate (developing income-producing properties for corporate and individual investors), DX revitalized real estate (renovating and reselling used condominiums and developing new condominiums), DX real estate value enhancement (land development and permitting), and real estate leasing, overseas real estate, and land solutions. Revitalized real estate historically accounted for more than half of sales, with new-build development contributing roughly 40%. The company is known for a "de-specialization, all-round" strategy that deliberately spans both new-build development and used-property renovation, a combination rare among listed Japanese real estate firms. L'attrait operates primarily in the Greater Tokyo area (Tokyo, Kanagawa, Chiba, and Saitama), while also maintaining branch offices in Sapporo, Nagoya, Osaka, and Fukuoka. Its residential brands include THE EDGE, THE DOORS, A*G, and L'attrait Residence. The company has been listed on Japanese stock exchanges since 2006, moved to a holding-company structure in 2020, and subsequently listed on the Fukuoka, Nagoya, and Sapporo exchanges in 2023 and 2025. Representative Director and CEO is Eiichi Wakita.
History
L'attrait Co., Ltd. was founded in December 1990 by Ei Okamoto as "L'attrait Nijūichi." Okamoto, born in Tokyo in 1961, had worked at a mid-sized condominium developer, where he rose quickly and led a subsidiary before leaving with four subordinates to start his own company. The new firm initially struggled in the aftermath of Japan's land bubble collapse, when building new condominiums could not generate profits because land prices kept falling and long-term bank financing was hard to obtain. This pushed the company into "renewal condominium sales," buying used units, renovating them, and reselling within roughly three months, which made the cash cycle manageable. During the Heisei recession, companies shedding employee housing released dormitories and company apartments onto the market. L'attrait moved into renovation, buying buildings with high vacancy, performing seismic and interior work, and selling them for improved profitability, evolving into what it called "investment project operations." In January 2000 the company changed its name to L'attrait Co., Ltd. and registered its shares on the Japan Securities Dealers Association's Green Sheet. In June 2006 it listed on the Osaka Securities Exchange's Hercules market. The company pursued a mid-term plan covering 2008–2010 as "1st Stage" and 2010–2013 as "2nd Stage," targeting sales growth from ¥10 billion and ordinary profit of ¥680 million in fiscal 2008 toward ¥21 billion in sales and ¥1.68 billion in ordinary profit by March 2010. As part of this it entered real estate securitization in 2007, using a distinctive "entrance strategy" in which a fund holds used condominiums with tenants in place, and L'attrait buys back units as tenants leave, renovates them, and resells them as revitalized condominiums. It also planned to expand through M&A in building management and construction. On June 29, 2020, L'attrait was delisted from JASDAQ, and on July 1, 2020, it moved to a holding-company structure, with LA Holdings Co., Ltd. taking L'attrait's place on JASDAQ. In 2023 LA Holdings listed on the Fukuoka Stock Exchange main market, and in 2025 it listed on the Nagoya Stock Exchange Premier market and the Sapporo Stock Exchange main market. The group has continued to develop residential brands such as THE EDGE, THE DOORS, A*G, and L'attrait Residence across Japan, including projects in Fukuoka, Nagoya, and Tokyo.
