Overview

Kamp-Promenade is an open-air shopping center located in the pedestrian zone of Osnabrück's city center, Germany. It officially opened on 16 September 2004. The center is owned by the WestInvest fund of Deka Immobilien and has been operated by the IPH Group since January 2026, taking over from Völkel Real Estate. The complex consists of five building sections arranged around a central square, integrated into the existing urban fabric between Große Straße, Kamp, Große Hamkenstraße, and Kleine Hamkenstraße. It offers approximately 20,000 m² of rental space, including retail, gastronomy, and service units, as well as around 4,200 m² of office space. A public underground parking garage, the Kamp-Garage, provides 300 parking spaces. The center hosts around 22 shops featuring a mix of well-known brands and specialized retailers across fashion, accessories, beauty, electronics, gifts, food, and jewelry. The architecture is notable for its varied facades using materials such as hand-fired clinker, sandstone, and pre-patinated copper. In April 2005, the International Council of Shopping Centers (ICSC) awarded Kamp-Promenade as "Best European Shopping Center," and in December 2005 it received the ICSC International Design and Development Award 2005. The center remains an active retail destination in Osnabrück.

History

The area where Kamp-Promenade now stands was used for decades as a parking lot and delivery zone for shops on the adjacent Große Straße. In 1980, a development plan proposed a cultural center housing the university library, city library, and adult education center, but only the university library was realized due to financial constraints. In the 1990s, ideas for a multiplex cinema or a new bus station were considered and discarded. From 1997, efforts to create new retail space gained momentum, leading to an investor competition in 1998. In 2002, an agreement was reached with the Dutch Multi Corporation to implement the project. The center was developed by the project company MDC Laternenplatz of Multi Development Germany GmbH (formerly AM Development Germany GmbH). The urban design concept was by Multi subsidiary T+T Design from Gouda, Netherlands. Architectural implementation was by Lindemann und Partner from Braunschweig, with detailed planning by Schröder Schulte-Ladbeck and general contracting by Hochtief. Construction took place from 2002 to 2004. Three building sections were built freestanding on the square, and one was integrated into existing buildings to connect to Große Straße, creating 13,000 m² of retail space, 2,000 m² of office space, and an underground garage with 245 spaces. The center officially opened on 16 September 2004. In late 2009, the closure of a Woolworth store in a building north of the center allowed for expansion. After a 2011 competition won by Römer und Partner (Cologne), MBN constructed a four-story commercial building by 2014, which now forms the northern entrance, and the underground garage was expanded to 300 spaces. The center is owned by the WestInvest fund of Deka Immobilien. Since January 2026, it has been operated by the IPH Group, which took over from Völkel Real Estate. In April 2005, the ICSC awarded it "Best European Shopping Center," and in December 2005 it received the ICSC International Design and Development Award 2005.
