Overview
Gav-Yam is an Israeli real estate company with roots in land development and industrial infrastructure. It was established in June 1928 by the Economic Society for the Land of Israel, an organization associated with the political circle of Judge Louis Brandeis. The company’s original purpose was to develop approximately 5,000 dunams acquired in Haifa Bay from the Haifa Bay Training Company. Its early activities combined land acquisition, urban planning, infrastructure construction, and support for industrial settlement. During the pre-state period, Gav-Yam helped plan and develop land around Haifa Bay, including roads and industrial infrastructure. It also encouraged factories to establish operations on its land and provided financial assistance for the construction and expansion of industrial facilities. Companies identified in historical accounts as receiving assistance included Vulcan Automotive, Phoenicia, Telma, and the Company for Cables and Wires. In 1939, the company began developing a residential neighborhood in the area that became Kiryat Yam; the settlement was initially associated with the Gav-Yam name and later developed into a city. Gav-Yam also participated in residential and commercial development in Haifa, including a neighborhood and commercial center in Kiryat Eliezer, as well as projects in the Carmel area. After the establishment of Israel in 1948, Gav-Yam broadened its role in national development. It worked on industrial areas in different parts of the country, leased land from public authorities, and constructed industrial and commercial buildings intended for rental. Between 1954 and 1968, it participated in the construction and management of Kishon Port and made company-owned land available for port-related uses. This history shaped Gav-Yam’s long-term business model as a property owner and developer serving industrial, business, logistics, and commercial tenants rather than as a consumer-facing real estate brand. Gav-Yam became part of the Property and Building Corporation sphere in 1970, when Property and Building Corporation, then associated with the IDB Group, became its sole owner. The company issued its first public financial prospectus in June 1978 and subsequently became traded on the Tel Aviv Stock Exchange. Its shares have been included in the Tel Aviv 125 index. Ownership and control became the subject of a major corporate transaction in 2020–2021, when Equity Finance Corporation, owned by investor Aaron Frenkel, acquired control. In December 2021, Frenkel sold a 37.2 percent stake back to Property and Building Corporation in a transaction reported at approximately NIS 3.25 billion, including dividends received during the investment period and through completion. Following the transaction, Property and Building Corporation was identified as Gav-Yam’s controlling shareholder. The company’s property portfolio has included major office and business developments such as the ToHa Tower in Tel Aviv, the Matam high-technology and business park in Haifa, and Totzeret HaAretz Towers. It has also been associated with the Haifa International Convention Center. In 2021, ToHa Tower received recognition as the best skyscraper in the Middle East in an architectural award program. Gav-Yam’s contemporary positioning is therefore based on large-scale development and long-term ownership of business environments, including technology campuses, office towers, industrial parks, commercial facilities, and related urban infrastructure.
History
Gav-Yam was founded in June 1928 by the Economic Society for the Land of Israel. The company was created to develop approximately 5,000 dunams purchased in Haifa Bay from the Haifa Bay Training Company. Its early mission combined land development with the creation of the physical and industrial infrastructure needed to support settlement and manufacturing in the area. Before the establishment of Israel, Gav-Yam participated in land acquisition and planning activity in Haifa Bay, including work connected with the Jewish National Fund. It planned parts of the bay area, paved roads, and established industrial infrastructure. The company sought to attract factories to its properties and assisted several industrial enterprises with financing and development. Historical accounts associate this activity with companies including Vulcan Automotive, Phoenicia, Telma, and the Company for Cables and Wires. In 1939, Gav-Yam began developing a residential neighborhood in the area later known as Kiryat Yam. The neighborhood was initially called Gav-Yam and eventually grew into a city. The company also worked with another company on a residential neighborhood and commercial center in Kiryat Eliezer in Haifa and undertook projects in the Carmel area. These activities show that Gav-Yam’s early business extended beyond industrial property into residential and urban development. Following Israel’s establishment in 1948, the company participated in the development of industrial areas in multiple locations. It leased land from the Israel Lands Administration and the Ministry of Commerce and Industry and continued constructing industrial and commercial buildings for rental. From 1954 to 1968, Gav-Yam participated in the construction and management of Kishon Port and made substantial land reserves available for port use. In 1970, Property and Building Corporation, then part of the IDB Group, became Gav-Yam’s sole owner. Gav-Yam entered the public market in 1978, when it issued a financial prospectus and registered its shares on the Tel Aviv Stock Exchange. Its shares later became part of the Tel Aviv 125 index. The company’s ownership structure changed during 2020 and 2021. Equity Finance Corporation, owned by Aaron Frenkel, acquired control of Gav-Yam during this period. In December 2021, Frenkel sold a 37.2 percent stake to Property and Building Corporation in a transaction reported at NIS 3.25 billion, including dividends received during the relevant investment period and through completion. After the transaction, Property and Building Corporation was identified as Gav-Yam’s controlling shareholder. In its modern property portfolio, Gav-Yam has been associated with office, technology, industrial, commercial, and mixed-use developments. Notable properties include the Matam technology and business park in Haifa, Totzeret HaAretz Towers, ToHa Tower in Tel Aviv, and the Haifa International Convention Center. ToHa Tower received a Middle East skyscraper award in 2021. The company’s historical evolution is characterized by a shift from land and industrial-area development toward large-scale ownership and leasing of business and urban real estate.
