Overview

Frasers Property is a Singapore-headquartered real estate group that develops, owns, manages, and invests in property across multiple asset classes and geographies. Its activities include residential development, shopping centres and commercial buildings, industrial and logistics facilities, business parks, hotels, serviced residences, and real estate investment vehicles. The group is listed on the Singapore Exchange and operates through business units and associated platforms in Singapore, Australia, Thailand, Vietnam, China, the United Kingdom, continental Europe, and other international markets. The company traces its corporate origins to Cold Storage Limited, incorporated in 1963 as a food, retail, and property business. Its first major property development was The Centrepoint shopping centre on Singapore's Orchard Road, constructed between 1980 and 1983. As the original group gradually separated its non-property activities, the property arm became Centrepoint Properties Limited and was listed on the Singapore Exchange in 1988. It later became part of Fraser and Neave and expanded from retail property into residential development, commercial projects, serviced residences, and overseas markets. During the 1990s and early 2000s, the business developed or managed assets such as Northpoint and The Anchorage in Singapore, entered Vietnam with Me Linh Point, and established an international hospitality platform using the Fraser Place and Fraser Suites brands. It also entered the United Kingdom and China, including residential and mixed-use projects. Centrepoint Properties was privatized and delisted in 2002, then renamed Frasers Centrepoint Limited in 2006. The group developed a significant real estate funds and trusts platform. Frasers Centrepoint Trust was established in 2006, while the former Allco Commercial REIT was acquired and restructured as Frasers Commercial Trust. Frasers Hospitality Trust, a stapled trust focused on hotel and serviced-residence assets, began trading in 2014, followed by Frasers Logistics & Industrial Trust in 2016. These vehicles complemented the group's development and operating businesses by providing investment and asset-management platforms. A major ownership change occurred in 2013, when TCC Group, controlled by Thai business magnate Charoen Sirivadhanabhakdi, acquired Fraser and Neave. Frasers Centrepoint was subsequently separated from Fraser and Neave and relisted on the Singapore Exchange in January 2014. The group then accelerated its international expansion, acquiring Australian property company Australand in 2014, taking a stake in Thailand's TICON Industrial Connection, acquiring European industrial and logistics assets, and building its hospitality portfolio through the purchase of Malmaison and Hotel du Vin in 2015. In February 2018, the listed company adopted the name Frasers Property, aligning the corporate identity with the name already used by many of its operating businesses. Its international portfolio subsequently included industrial and logistics properties, business parks, retail assets, residential communities, hotels, and serviced residences. The group also participated in large mixed-use developments such as One Bangkok and pursued partnerships involving coworking, retail investment, and industrial development. In 2021 it announced a substantial share sale intended to support investment in industrial and business parks and the creation of new property investment vehicles. Frasers Property remains a diversified real estate group with operations spanning development, investment, property management, hospitality, and listed real estate platforms.

History

Frasers Property's corporate lineage begins with Cold Storage Limited, incorporated in Singapore in 1963 as a business spanning food manufacturing, retail, and property. Its first major property project was The Centrepoint on Orchard Road. Construction began in 1980 and the shopping centre opened in 1983. During the 1980s the company divested much of its non-property activity, and its property arm became Centrepoint Properties Limited in 1988. The company listed on the Singapore Exchange and later became part of Fraser and Neave after a restructuring in 1990. The property business expanded its Singapore retail portfolio with Northpoint and entered residential development with The Anchorage in 1994. In 1996 it began developing Me Linh Point in Ho Chi Minh City, its first commercial project in Vietnam. Under Jeffrey Heng, the company also entered hospitality, launching Fraser Suites Singapore and Fraser Place Robertson Walk in 1998. International expansion continued into the United Kingdom, South Korea, the Philippines, and China. Annandale House represented an early United Kingdom residential project, while JingAn Four Seasons marked the group's first development in China. In 2002 Centrepoint Properties became wholly owned by Fraser and Neave and was delisted. Lim Ee Seng became chief executive in 2004, and the company was renamed Frasers Centrepoint Limited in 2006. It established Frasers Centrepoint Trust and subsequently built a wider real estate investment platform. In 2008 Fraser and Neave acquired a stake in Allco Commercial REIT; the vehicle was later restructured and renamed Frasers Commercial Trust. TCC Group's acquisition of Fraser and Neave in 2013 changed the ownership context of the property business. Frasers Centrepoint was separated from Fraser and Neave and returned to the Singapore Exchange in January 2014. It launched Frasers Hospitality Trust in June 2014 and acquired Australand in July of the same year. Australand was renamed Frasers Property Australia in 2015. The hospitality portfolio grew further through the acquisition of Malmaison and Hotel du Vin in 2015, while Frasers Logistics & Industrial Trust was launched in 2016. Panote Sirivadhanabhakdi became chief executive in October 2016. The group expanded in Thailand, Europe, and other Asian markets, including investments in Golden Land and TICON Industrial Connection. In 2017 it announced One Bangkok with TCC Group and acquired a controlling interest in Amsterdam-based Geneba Properties. Further European expansion included German warehouse assets, United Kingdom business parks, and Alpha Industrial in Germany. In February 2018 Frasers Centrepoint Limited formally adopted the name Frasers Property. That year it increased its TICON holding, invested with GIC and JustCo in coworking, and acquired a majority interest in Vietnamese developer Phu An Khang Real Estate. In 2019 the company announced a consolidated Frasers Property Industrial platform for its Australian and European industrial and logistics assets. The group continued to expand its retail, investment, and industrial platforms, including the proposed AsiaMalls Management acquisition in 2020 and a 2021 share sale intended to support industrial and business-park growth. The modern Frasers Property group combines development with long-term ownership, property management, hospitality operations, and sponsored listed trusts. Its portfolio is organized through regional and sector-focused businesses in Singapore, Australia, Thailand, Vietnam, China, the United Kingdom, and continental Europe.
