Overview
Cotality is an American information-services provider formerly known as CoreLogic. Its business is built around collecting, organizing, analyzing, and distributing large datasets related to property, housing, finance, consumers, insurance, credit, fraud, regulatory compliance, natural hazards, and broader market conditions. The company sells information products, analytics, software, research, and customized data services to organizations that make decisions about real estate, mortgages, insurance, lending, property valuation, construction, and risk. The business traces its roots to September 1991, when TRW Real Estate Information Services partnered with three real-estate information units associated with Elsevier. During the 1990s, the real-estate information operations passed through the separation of TRW Information Systems & Services, which became Experian, and the subsequent creation of First American Real Estate Solutions. In parallel, Kraig Clark and Steve Schroeder founded C&S Marketing in Sacramento in 1997 to provide fraud-prevention and collateral-risk tools for mortgage lenders. That company was later renamed CoreLogic Systems. A major consolidation occurred in 2003, when First American Real Estate Solutions acquired Transamerica's property-information business. In 2007, First American merged its real-estate solutions operation with CoreLogic Systems, creating the First American CoreLogic business. In 2010, First American separated its businesses into two independent public companies, creating CoreLogic, Inc. as a standalone company alongside First American Corporation. Under the CoreLogic name, the company expanded through acquisitions across property data, valuation, geospatial risk, housing-price research, appraisal technology, construction costs, claims software, and international property information. Important additions included RP Data in Australia and New Zealand, CDS Business Mapping, the Case-Shiller business, Eqecat, Marshall & Swift/Boeckh, DataQuick, LandSafe Appraisal Services, FNC, RELS, a la mode technologies, Symbility Solutions, and Next Gear Solutions. These transactions broadened the company beyond traditional property records into software-enabled workflows and specialized decision-support products. Cotality's information assets are used to support property valuation, mortgage origination and servicing, underwriting, appraisal management, insurance claims, catastrophe and hazard assessment, fraud detection, compliance, construction estimation, and market research. Its research activities have included analysis of housing prices, consumer credit, real-estate trends, international markets, and disaster exposure. The company reported revenue of $1.6 billion for 2020 and was identified as a Fortune 1000 company in 2021. The company became the subject of an unsolicited takeover effort in 2020 by Cannae Holdings and Senator Investment Group. After a contested period involving financing, shareholder outreach, and public statements, CoreLogic was acquired in 2021 by Stone Point Capital and Insight Partners. In March 2025, CoreLogic adopted the Cotality name, marking a new corporate-brand identity for the same broad information, analytics, and technology platform.
History
Cotality's history is rooted in the development of property and real-estate information services during the 1990s. In September 1991, TRW Real Estate Information Services entered a partnership with three real-estate information units connected with Elsevier. The resulting business later became part of the information-services group that separated from TRW Information Systems & Services in September 1996 and adopted the Experian name. In September 1997, First American Corporation acquired majority control of Experian's real-estate information business in partnership with Experian. The partnership operated as FARES LLC and used the First American Real Estate Solutions name. That same year, Kraig Clark and Steve Schroeder founded C&S Marketing in Sacramento, California. The company initially focused on fraud-prevention and collateral-risk management for mortgage lenders and was subsequently renamed CoreLogic Systems. First American expanded its property-information platform in October 2003 by acquiring Transamerica's property-information business. In February and March 2007, First American Real Estate Solutions and CoreLogic Systems were combined under FARES LLC. The operation was initially known as First American CoreLogic, bringing together property records, analytics, fraud tools, and mortgage-related information services. In June 2010, First American separated its businesses into two independent corporate entities. CoreLogic, Inc. became the standalone company focused on property information, analytics, and related technology, while First American Corporation continued its title and financial-services activities. CoreLogic then pursued an acquisition-led expansion strategy. In January 2011 it acquired RP Data, extending its residential and commercial property-information presence into Australia and New Zealand. It also acquired Dorado Network Systems, a cloud-application and architecture company serving financial-services clients. Later in 2011, CoreLogic sold its India operations to Cognizant while entering into a long-term services agreement. The company continued to build specialized data capabilities. In 2013 it acquired CDS Business Mapping, adding geospatial hazard reporting, and acquired the Case-Shiller business, strengthening its housing-price research franchise. It also acquired Eqecat, a catastrophe-modeling company, and combined property-information operations in New Zealand through the acquisition of Terralink International by its Property IQ subsidiary. A particularly significant expansion came in March 2014, when CoreLogic acquired Marshall & Swift/Boeckh, DataQuick Information Systems, and credit and flood services operations associated with DataQuick Lending Solutions. These transactions added construction-cost information, property analytics, appraisal and valuation data, and lending-related services. In 2014 the company also acquired Weather Fusion to improve hail, wind, and lightning risk-management capabilities. CoreLogic broadened its valuation and appraisal operations in 2015 and 2016. It purchased LandSafe Appraisal Services from Bank of America, acquired the Australian construction-data business Cordell, bought FNC, and acquired full ownership of RELS, an appraisal and property-valuation provider previously operated with Wells Fargo. In 2018, it acquired a la mode technologies, a real-estate appraisal software company, and launched a non-weather fire and water risk product. It later purchased Symbility Solutions, a Canadian provider of claims-processing and estimating software. Leadership changed in 2017 after the death of chief executive Nallathambi following medical leave. Frank Martell was subsequently appointed president and chief executive officer. The company's strategy during this period combined proprietary research, property and consumer datasets, risk modeling, software, and specialized workflows for mortgage, insurance, valuation, construction, and real-estate customers. CoreLogic faced an unsolicited takeover attempt in 2020 from Cannae Holdings and Senator Investment Group. The investors publicly proposed an acquisition, secured financing, and disclosed that they had accumulated enough of the company to call for a special shareholder meeting. CoreLogic responded that it would review the proposal and that shareholders did not need to take action immediately. The company reported $1.6 billion in revenue for 2020 and was listed among Fortune 1000 companies in 2021. In June 2021, CoreLogic was acquired by Stone Point Capital and Insight Partners. After the acquisition, the company continued expanding its technology portfolio, including the purchase of Next Gear Solutions in September 2021. In March 2025, CoreLogic rebranded as Cotality. The new name represents the company's continuing focus on connected data, analytics, and technology for property and financial decision-making.
