Overview

City Center Landshut (CCL) is a shopping mall located near the old town of Landshut in Bavaria, Germany. It contains more than 40 shops and a multiplex cinema with nearly 1,600 seats spread across eleven auditoriums. The mall forms its own district centre, "Am Alten Viehmarkt", together with the adjacent main building of Sparkasse Landshut and the office complex of Deutsche Rentenversicherung opposite. Planning for the 70-million-euro building began in 1998, with the aim of creating a complex close to the centre that would blend into its surroundings. Construction started in 2001 on an open area near the Isar that had previously served as a large car park. After about two years of construction, the CCL was inaugurated on 23 October 2003, and the cinema opened a month later. The building was realised as an architecture-led design-build project by a planning consortium of two companies. Its architectural concept connects the historic city core with modern urban life, earning the overall development a recognition award in the German urban development competition. The building has three underground levels used as a car park; the topmost of these three levels also houses the car park office and several mall shops. Complicated measures were required to deal with possible ingress of groundwater and water from the Isar. Above ground, the mall is divided into three complexes. The central main complex contains the roughly 40 shops on two floors, with three office floors above the centre. The second, directly connected complex houses the loading zone, management and a service provider; on the second upper floor is Kinopolis Landshut with eleven auditoriums, gastronomy and a green roof terrace, while the floors above contain further cinema auditoriums, an event lounge (mostly used as a disco) and a common room. The third complex, a commercial row popularly called the "Banane" (banana) because of its shape, lies west of the main complex and is clearly separated from it by a narrow footpath; its lower floors contain further shops and offices, with apartments above. At peak times, City Center Landshut is visited by 25,000 people per day. Since 2005, the developer and investor of the CCL, 4-RED GmbH - Real Estate Development, has also taken over centre management, and since the end of 2006 facility management as well. As a result, full occupancy in the retail area was achieved from mid-2006.
