China Overseas Property Holdings Limited, known as China Overseas Property (中海物业), is a property management brand under China Overseas Group, itself under China State Construction Engineering Corporation. It first began property services in Hong Kong in 1986 and entered the mainland China market in 1991. It listed on the Main Board of the Hong Kong Stock Exchange on 23 October 2015 under stock code 2669.HK, and was included in the Hang Seng Property Services and Management Index in 2021. Its business covers Hong Kong, Macau and 171 major mainland cities, with 2,424 service projects and over 495 million square meters of service area. It positions itself as an integrated urban space operation service provider.

China Overseas Property (中海物业) was founded in 1986 when China Overseas Property Services Limited was established in Hong Kong by China Overseas Group under China State Construction Engineering Corporation. It was the first batch of property management brands in China to obtain first-class qualifications. In 1991 it entered the mainland China market, establishing Shenzhen, Guangzhou and Shanghai companies. In 1995 it obtained first-class property management qualification. In 1996 it became the first service industry enterprise in China to obtain ISO9000 certification. In 1998 it established an elevator company and a building technology company. In 2002 it developed property management software with independent intellectual property rights. In 2005 it released the 'China Overseas Property Development Strategy White Paper' and launched the 'China Overseas · Deep Blue' high-end property management brand. In 2006 it expanded internationally with a cooperation in Ho Chi Minh City, Vietnam. In 2012 it began group operations. In 2015 it acquired China Construction Property and China Overseas Hongyang Property Management, and on 23 October 2015 listed on the Main Board of the Hong Kong Stock Exchange under stock code 02669.HK. In 2016 its subsidiary '优你家' one-stop community O2O platform was established. In 2017 smart communities were promoted in over 200 communities, and two service platforms 兴海物联 and 优你互联 launched nationwide. In 2018 it was included in the Hang Seng Stock Connect Index Series. In 2019 it established the Commercial Property Management Business Division. In 2021 it was included in the Hang Seng Property Services and Management Index.

  Under the '海纳万商' brand, provides full-chain asset operation services from planning and leasing to operation; representative projects include Shenzhen Contemporary Art and Urban Planning Exhibition Hall, Shenzhen Concert Hall, JD.com Beijing Headquarters, ZTE (Heyuan) R&D and Production Base, ZTE Nanjing Yuhua R&D Center.
