Overview

Cados Corporation (株式会社カドス・コーポレーション) is a Japanese construction and real-estate company headquartered in Yamaguchi City, Yamaguchi Prefecture. It was founded in November 1998 by Shigeki Sugita as a sole proprietorship in what was then Ogori Town (now part of Yamaguchi City), and was incorporated in February 1999 as a limited company focused on the design and construction of retail stores. The company describes itself as a construction firm dedicated to contributing to comfortable town development, offering total proposals from land utilization through design and construction. The company's core business is the total production of land utilization. Its proprietary "Cados LAN System" is used to formulate land-use plans matched to the individual characteristics of each plot owned by landowners, and then to introduce tenant companies, handle land contracts, create building plans, and carry out construction. Cados works across construction (building work, development permit applications, architectural design, residential land subdivision, civil engineering, surveying and design, land grading) and real estate (rental, sale, and brokerage), as well as power sales. Its construction case studies include stores for tenants such as Tsuruha Drug, Sukiya, Cosmos Drugstore, and Yakiniku King. Cados serves Yamaguchi, Hiroshima, Okayama, and northern Fukuoka prefectures. It has its head office in Yamaguchi City and sales offices in Hiroshima City and Fukuyama City. The company was listed on the Tokyo Stock Exchange Standard Market in July 2024. As of July 31, 2025, it reported 96 employees, 122 annual holidays, a turnover rate of 8.20%, and bonuses twice a year totaling about seven months' worth, along with 22 licensed real-estate transaction specialists, 15 first-class architects, 21 first-class building construction management engineers, and 11 first-class civil engineering construction management engineers. Cados has continued its official partnership with the Renofa Yamaguchi FC football club for the 2026 season, promotes SDGs initiatives, has been certified as a subscribing company of "Yamaguchi Buchi Eco Denki," and began power sales from the Onoda Solar Power Plant. It also runs television commercials featuring actor Taro Kawano.

History

Cados Corporation was founded in November 1998 by Shigeki Sugita as a sole proprietorship in Ogori Town, Yamaguchi Prefecture (now part of Yamaguchi City), starting design and construction work. In February 1999, it was incorporated as Yugen Kaisha Cados Corporation with capital of 5,000 thousand yen, and Sugita became representative director and president; it registered as a first-class architect office. In March 1999 it obtained a construction business license and began contracted design and construction of retail stores. In June 2000 the company began leasing its own built properties. In November 2002 it obtained a real-estate transaction business license and started total production from land utilization through construction. In February 2004, as business expanded, it increased capital to 10,000 thousand yen and reorganized as Kabushiki Kaisha Cados Corporation; in July 2004 it increased capital to 33,000 thousand yen. In December 2004 it established group company Yugen Kaisha Adre Estate to handle real-estate operations. In September 2011 it opened a Hiroshima office in Hiroshima City, Hiroshima Prefecture. In May 2013 it opened an Isahaya office in Isahaya City, Nagasaki Prefecture. In August 2014 it opened a Fukuyama sales office in Fukuyama City, Hiroshima Prefecture. In October 2015 the Isahaya office was upgraded to a sales office. In February 2016 Adre Estate began power sales from the Onoda Solar Power Plant. In December 2017 the Hiroshima office was upgraded to a sales office. In August 2019 Cados Corporation absorbed and merged Adre Estate, with Cados as the surviving company. In January 2021, to select and concentrate management resources, it closed the Isahaya sales office. In August 2022, Representative Director and President Shigeki Sugita became Representative Director and Chairman, and Managing Director Hirotake Kudo became Representative Director and President. In July 2024 the company was listed on the Tokyo Stock Exchange Standard Market and increased its capital to 119,043 thousand yen. Cados operates in Yamaguchi, Hiroshima, Okayama, and northern Fukuoka prefectures. Its distinctive approach to retail store design and construction differs from peers: it builds relationships with landowners considering effective land use, identifies utilization methods based on the landowner's needs, and provides land information paired with store design plans to tenant companies seeking candidate sites, matching the two sides through flexible schemes combining construction contracting and real-estate operations.
