Overview

Altus Group is a Toronto-based commercial real estate technology and professional-services company serving owners, operators, investors, developers, lenders, valuers, brokers, and other property specialists. Its business combines software, real estate data, valuation tools, and consulting capabilities across several stages of the commercial property lifecycle. The company’s offerings support property valuation, cash-flow modelling, investment analysis, development feasibility, asset and portfolio management, property-tax administration, and cost advisory work. The company began in 2005 through the combination of three Canadian commercial real estate consultancies and initially concentrated on consulting. It expanded during its first years through acquisitions that broadened its property-tax, cost-consulting, valuation, and international capabilities. A major strategic change came in 2011, when Altus acquired Argus Software and entered the commercial real estate software market. The ARGUS family subsequently became a central part of its technology portfolio, particularly for valuation and investment analysis. Altus later added data-management, forecasting, implementation, and property-tax technologies through further acquisitions. Altus has operated through software and analytics activities associated with the ARGUS brand, as well as commercial real estate consulting activities that include valuation and cost advisory services. Its products are designed for enterprise and professional users rather than general consumers, and are used to standardize property models, compare investment scenarios, estimate development returns, and organize portfolio information. The company became publicly traded in May 2005 through an initial public offering and originally listed as an income trust on the Toronto Stock Exchange. It converted to a corporation in 2011 following Canadian tax changes affecting trust distributions. Altus continued as a public company under the AIF ticker until funds affiliated with Blackstone agreed to acquire it in 2021. The transaction closed in 2022, after which Altus became privately held and was removed from the exchange. Altus has continued operating as a commercial real estate software, data, and advisory business following the take-private transaction. Its history includes expansion into the United Kingdom and Asia-Pacific, the addition of property-tax and data-analytics capabilities, and a stronger emphasis on cloud-supported software. The company also experienced a ransomware incident in 2021 and proposed, but did not complete, an acquisition of Situs’s commercial real estate valuation services business in 2024.

History

Altus Group was formed in 2005 through the merger of three Canadian commercial real estate consulting firms. One of the businesses was led by Gary Yeoman, who became the company’s first chief executive. The new group initially focused on professional services rather than software, serving commercial property owners and other participants through valuation, property-tax, cost-consulting, and related advisory work. In May 2005, Altus became a public company through an initial public offering that raised C$75 million. It listed on the Toronto Stock Exchange as an income trust, a structure used by a number of Canadian businesses at the time. During its first five years, the company pursued an acquisition-led expansion strategy. In September 2007, it bought Edwin Hill for £26.5 million, extending its property-tax practice into the United Kingdom. In August 2009, the acquisition of Page Kirkland expanded cost consulting into the Asia-Pacific region. In 2010, Altus acquired the real estate appraisal business of PwC and also acquired Brazos Tax. The company changed its legal and capital-market structure in 2011, converting from an income trust into a corporation after Canadian federal tax changes affecting trust distributions. That year also marked a major change in business direction: Altus acquired Argus Software for $130 million and entered the commercial real estate software market. Argus products gave Altus an established platform for property valuation, cash-flow modelling, and investment analysis. The ARGUS business became an important component of the company’s software and analytics activities, complementing its consulting operations. Gary Yeoman resigned as chief executive in November 2011. Robert Courteau, formerly president of SAP North America, became chief executive in September 2012. Under Courteau, Altus continued to broaden its software, data, tax, and advisory portfolio. In November 2014, it acquired SC&H Group’s State & Local Tax Practice. In the same year, it acquired Voyanta, a real estate data-management and analytics software provider, for $7.4 million. In December 2015, it acquired Integrated Real Estate Resources, a provider of software implementation services for the commercial real estate sector. Further expansion followed in the United Kingdom and in property modelling. In 2017, Altus acquired CVS Business Rates for £36.3 million. In 2018, it acquired New Market Real Estate, Aspect Property Consultants, and Taliance. Taliance supplied modelling and forecasting tools for commercial real estate investors. In April 2019, Altus launched a cloud-supported version of ARGUS Enterprise, reflecting the industry’s shift toward hosted software and more accessible enterprise workflows. Altus reorganized its geomatics activities in June 2020 by combining that business with WSP Global’s geomatics operations to form Geoverra. In September 2020, Courteau retired and Mike Gordon, previously chief executive of the United Kingdom-based consumer-data company Callcredit Information Group, succeeded him. The company continued to invest in commercial real estate data and technology, acquiring Stratodem for $24.4 million in May 2021. In June of that year, Altus experienced a ransomware attack. In November 2021, Altus agreed to be acquired by funds affiliated with Blackstone in a transaction valued at $249.5 million for the acquisition of Reonomy, a separate transaction described in the company’s expansion into property data. The Blackstone take-private transaction closed in 2022, and Altus ceased to be publicly listed on the Toronto Stock Exchange. After privatization, the company continued to concentrate on commercial real estate software, data, valuation, and consulting rather than becoming a general-purpose technology or property-owning company. In 2024, Altus proposed acquiring Situs’s commercial real estate valuation services business. The proposed transaction was terminated after it failed to obtain regulatory approval. Altus’s development therefore reflects a progression from Canadian commercial real estate consultancy to an international provider integrating advisory services with specialized software and data products.
