Overview

ÆON MALL SENDAI-KAMISUGI (イオンモール仙台上杉) is a shopping mall in Aoba-ku, Sendai, Miyagi Prefecture, Japan, operated by ÆON Mall Co., Ltd., a core company of the ÆON Group. It opened on 8 October 2025 on the south-eastern portion of the former Tohoku University Amamiya Campus, a site that had been used for education and research until the campus functions were relocated to the Aobayama Campus in 2017. The land was sold to ÆON Mall Co., Ltd. through a general competitive bidding process, with the sale decided in January 2014 and the land handed over in December 2018. Construction of the site began in February 2021. The mall is positioned as an urban-style shopping centre, the first of its kind in the Tohoku region, under the concept "atarashii machinaka-gurashi" (a new kind of city-centre living). It is compact compared with ÆON Mall's suburban locations such as ÆON Mall Natori and ÆON Mall Shinrifu, with a site area of approximately 33,000 m² and a total floor area of approximately 75,000 m². The complex consists of a four-storey retail building and a six-storey multi-storey car park. Its trade area is assumed to be within a radius of about 5 km, targeting mainly local residents for daily use. The mall's core store is ÆON Style Sendai-Kamisugi, supported by sub-core tenants including Uniqlo, Muji, and Kojima × Bic Camera, alongside approximately 140 specialist stores. A distinctive feature is the fourth floor, which houses the "Gourmet Arena" food court with four 98-inch large monitors for sports viewing and music, as well as raised seating suitable for families. Adjacent to it is "KAMISUGI ONE PARK," an indoor-outdoor lawn plaza intended as a children's play area by day and a relaxation space for adults at night. The exterior is designed in white tones with louvers and glass to harmonise with the ginkgo trees along Atago-Kamisugi-dori and to reduce visual bulk. The development also aims to inherit the history and culture of the former Amamiya Campus, including the restoration of a guardhouse and the installation of a monument, as well as the planting of weeping cherry trees in reference to the campus's weeping cherry and the nearby area once called "Sakuragawa." The mall is accessible by public transport, including a seven-minute walk from Kita-Yobancho Station on the Sendai City Subway Namboku Line and a twelve-minute walk from Kita-Sendai Station on the JR Senzan Line, and by bus, with approximately 300 weekday and 250 holiday services via nearby stops. Parking is provided with a ticketless system using vehicle number recognition, offering three hours free on weekdays and two hours free on weekends and holidays.

History

The site of ÆON MALL SENDAI-KAMISUGI was originally developed in 1925 as the site of the former Second Higher School, and from 1947 it began to be used as the Amamiya Campus of Tohoku University. The surrounding area, including Miyagi University of Education's attached elementary and junior high schools and Sendai Municipal Kami-Sugiyama Junior High School, formed an educational district that was part of Sendai's identity as a "city of learning." From 1992, a new campus plan was proposed to relocate Tohoku University's Katahira and Amamiya campuses to prefectural land in Aobayama, and in 2017 the Faculty of Agriculture and Graduate School of Agricultural Science completed their move, ending the Amamiya Campus's role. Because the Amamiya Campus was located in the urban area surrounding central Sendai and covered a vast 9.3 hectares, its redevelopment was considered to have a major impact on the city's overall urban planning. In 2006, the Sendai Chamber of Commerce and Industry established the "Committee for Urban Development Concerning the Former Tohoku University Amamiya Campus Site," bringing together Tohoku University, Sendai City, Miyagi Prefecture, and academic experts to discuss the direction of the site's use. The committee indicated a policy of introducing urban functions and residential functions and developing the entire site in an integrated manner, and presented several development proposals. However, after the relocation of candidate facilities to other locations was confirmed and the Great East Japan Earthquake prompted a reconsideration of urban disaster prevention, the "Tohoku University Campus Relocation Urban Development Conference" was established at the Sendai Chamber of Commerce and Industry, with participation from Tohoku University, Sendai City, and academic experts. Based on the above concepts, the land use policy called for the introduction of medical, welfare, and health promotion functions; commercial and daily life convenience functions; central residential functions; public contribution functions; and open spaces and block streets, aiming to form a mixed urban area. On 31 January 2014, it was announced that the Amamiya Campus site would be sold to ÆON Mall Co., Ltd. through general competitive bidding. The winning bid was 22.01 billion yen, and seven companies including ÆON Mall participated. Tohoku University's conditions for the sale included land use based on the report prepared by the "Tohoku University Campus Relocation Urban Development Conference," making integrated land use combining commercial, residential, and medical functions an absolute condition. ÆON Mall Co., Ltd. indicated a policy of dividing the land broadly into three sections for commercial facilities, hospital facilities, and residential facilities, and on 3 February 2016 announced that it would proceed with studies on the installation of medical and welfare facilities jointly with the general incorporated foundation Kouseikai (Sendai Kousei Hospital). In December 2018, the land was handed over from Tohoku University to ÆON Mall Co., Ltd., and on 8 February 2021, land preparation began. At that point, Nomura Real Estate's condominiums were completed, and Sumitomo Realty & Development's condominiums were under construction. On 7 February 2024, the development plan was announced as "(Tentative Name) ÆON Mall Sendai Amamiya." On 21 October 2024, the official name was decided as "ÆON Mall Sendai-Kamisugi." In 2025, on 6 September, the "ÆON Furusato no Mori Zukuri" tree-planting ceremony was held, with about 3,000 trees planted. On 29 September, a preview for the press was conducted. From 1 to 7 October, a soft opening was held. On 8 October 2025, the mall had its grand opening.
