Competition-law investigation
The CMA investigated Berkeley and other housebuilders over suspected sharing of commercially sensitive information and possible effects on site build-out and new-home pricing. The allegations were under investigation and did not establish liability by themselves.

Fire-safety and cladding controversy
After the Grenfell Tower fire, Berkeley developments were scrutinised over alleged deficiencies involving cladding, internal compartmentation, fire-stopping and timber-frame construction. Reported fires included Holborough Lakes in 2017 and Richmond House in 2019, while residents at some other developments faced evacuation or remediation concerns.
